About the role

We are seeking an ambitious, numbers-driven professional to join our growing corporate valuation, real estate fund advisory, and management team.

You will manage the financial lifecycle of operating companies, valuation advisory units, and real estate holding SPVs/fund vehicles. As your technical mastery develops, you will have the flexibility to rotate across different portfolios and corporate structures within the group.

Key responsibilities

1. Core Accounting & Operational Finance (AP, GL, Cash)

• Manage accounts payable workflows: verify professional fees (appraisers, legal, tax, property managers), contractor billings, and expense claims with proper approvals and coding.
• Process payment batches via FAST/GIRO and assist with operational treasury tracking.
• Post month-end journal entries (accruals, prepayments, depreciation, revenue recognition, and intercompany recharges).
• Maintain clean balance sheet reconciliations, bank reconciliations, and audit-ready schedules.

 2. Real Estate, Fund & Asset Management Support

• Support financial tracking across real estate asset portfolios, private fund vehicles, and holding SPVs.
• Reconcile property-level operational records (rental collection schedules, tenancy recoveries, operating expenses) with the general ledger.
• Monitor intercompany balances, shareholder loan interest schedules, and capital movement tracking.
• Assist valuation and asset management teams with historical financials, expense trend analysis, and variance tracking against budgets.

3. Comprehensive Tax Compliance (GST & CIT)

• Goods & Services Tax (GST): Review tax invoices, maintain input/output tax listings, prepare quarterly reconciliation worksheets, and prepare/file GST Form 5 returns via IRAS myTax Portal.
• Corporate Income Tax (CIT): Prepare tax schedule working papers, identify tax-deductible vs. non-deductible items, calculate basic capital allowances, and assist in drafting Estimated Chargeable Income (ECI) and annual Form C / Form C-S filings.
• Support external audit cycles and liaise with corporate secretaries, tax agents, and IRAS on tax assessments and statutory filings.

 4. Portfolio Mobility & Continuous Improvement

• Transition and rotate across different operating units, property portfolios, and fund vehicles as group assets expand.
• Identify opportunities to streamline accounting workflows using cloud-based accounting systems and automated payment platforms.

About you

• 3 to 5 years experience handling full sets of accounts with solid GL, AP, and bank reconciliation foundations
• Prior exposure to real estate, property management, corporate advisory/valuation, or audit firms with real estate client portfolios
• Direct, independent experience preparing and submitting Singapore GST Form 5 and working familiarity with Singapore CIT (ECI, Form C/C-S)
• Able to manage month-end close and balance sheet schedules with minimal day-to-day supervision
• Degree or Diploma in Accountancy / Finance, or pursuing professional qualifications (ACCA, CA Singapore Foundation)
• Strong grasp of core double-entry bookkeeping (debits/credits, P&L vs. balance sheet mechanics)
• Familiarity with cloud accounting platforms (e.g., QuickBooks Online, Sage, Yardi)
• Competent in MS Excel
• Clear, professional written and verbal communication skills for liaising with internal project teams, property managers, and external tax/audit partners
