Accounting Manager – Real Estate Development

Location: Bangkok -near MRT/BTS Sukhumvit
Working Days: Monday -Friday

About the Company

Our client is an established real estate development company with a long-standing presence in Thailand, offering a stable and professional working environment.

Key Responsibilities

• Oversee daily accounting operations, month-end/year-end closing, and General Ledger.
• Review AP, AR, accruals, journal entries, and financial reconciliations.
• Manage real estate project cost accounting, including land, construction, design, and development costs.
• Ensure accurate cost allocation across projects, phases, and units.
• Prepare and analyze financial statements, financial ratios, and management reports.
• Coordinate with external auditors for annual financial statements and audits.
• Oversee corporate tax compliance and filings, including PND.2, 3, 50, 51, 53, 54, PP.30, PP.36, and PT.40.
• Manage VAT (Input/Output VAT) and ensure proper VAT allocation between projects under development and income-generating properties.
• Oversee accounting for land, property, housing units, fixed assets, and assets under development.
• Provide financial and tax advice to management and support business decisions.

Qualifications

• Bachelor's degree or higher in Accounting, Finance, or related fields.
• Minimum 3 years' experience in manager level.
• Strong knowledge of accounting, financial closing, taxation, and VAT.
• Experience in real estate, property development, or construction is highly preferred.
• Strong understanding of project cost accounting and financial reporting.
• Experience coordinating with external auditors.
• Valid CPD License is required.
• Good analytical and communication skills.
