Help review loans referred to foreclosure to confirm required federal, state, and investor documentation is complete and timely.
Support legal follow-ups to verify completed foreclosure sales and assist in processing repossessions.
Assist in reviewing title search results to help confirm clear and marketable title at the end of the foreclosure process, and help research and resolve title issues.
Assist with monitoring vacant property, REO, and inspection report inventory to help identify title issues, vandalism, squatters, or code violations for escalation.
Help track insurance claims for damaged REO assets and support the repair bid and invoice process.
Provide administrative support for REO sale and closing activity, including organizing contracts and other required documentation, and support eviction-completion tracking on REO properties.
Help maintain the preferred real estate agent, property preservation, and contractor network used for REO properties.
Loss Mitigation Support (≈ 20%)
Support the Sr. Associate, Loss Mitigation in preparing loss mitigation recommendations for internal and external partners in line with investor-defined criteria.
Help maintain the loss mitigation pipeline, updating system records to reflect current workout type and status, and assist in preparing pipeline reports.
Track and follow up on property preservation requests for new foreclosure referrals, logging results and flagging issues that need escalation to reduce risk to the property.
Order and track BPOs for loans referred to foreclosure where Conventus is Servicer; review results, document findings, and escalate property issues as needed.
Assist in building the loss mitigation “plan of action” for loans entering foreclosure, including valuation review, prior loss mitigation history, exit recommendation, and equity analysis.
Support borrower outreach under the defined calling strategy alongside the Sr. Associate, Loss Mitigation.
Other responsibilities as necessary and requested.
