About SteelWave

SteelWave is a vertically integrated real estate investment manager, owner, and operator with a commercial portfolio across the western U.S., including Northern and Southern California, Denver, Seattle, and Austin. Since 1973, we have acquired and developed more than $11 billion in real estate.

Position Overview

We are seeking a detail-oriented Analyst or Associate to join our Acquisitions & Development team in either San Francisco or Marina del Rey office. Working under limited supervision, you will support transaction underwriting, financial modeling, market research, reporting, and asset management functions. You will also interact regularly with JV partners, lenders, investment brokers, senior leadership, and investors.

Key Responsibilities

  • Financial Modeling & Underwriting: Perform preliminary underwriting, asset valuation, and sensitivity analysis across a range of financial assumptions. Maintain and update complex Excel and ARGUS models.
  • Forecasting & Reporting: Prepare quarterly business plans, monthly/quarterly variance analyses, capital trackers, and rolling financial forecasts based on historical and projected data.
  • Budgeting & Financial Controls: Coordinate departmental budget processes, maintain financial controls/procedures, and enhance FP&A processes.
  • Market Research & Asset Marketing: Gather and analyze financial market data. Support asset-level marketing initiatives (branding, brochures, collateral, and websites) and actively interact with the brokerage community.
  • Stakeholder Interaction: Interface professionally with internal departments, joint venture partners, lenders, consultants, and potential investors. Provide ad-hoc analytical support and research as needed.

Qualifications & Requirements

  • Education: Bachelor’s degree in Finance, Accounting, Economics, Real Estate, or a related field.
  • Experience: 2-5 years of experience in commercial real estate underwriting, analysis, or asset management.
  • Technical Skills: Advanced proficiency in Microsoft Excel modeling and ARGUS Enterprise. Experience leveraging AI tools to draft, summarize, and analyze data efficiently and accurately is highly valued.
  • Communication & Professionalism: Strong written, verbal, and presentation skills with demonstrated ability to interface effectively with senior executives and external partners.
  • Work Ethic: High degree of self-motivation, exceptional attention to detail, strong organizational skills, and the ability to independently manage competing deadlines.

Work Environment

Office-based role with up to 15% travel. Primarily computer work, with extended hours during peak transaction cycles. Individual contributor role with potentially minimal supervisory responsibilities.
