This is not a traditional sales role; it is a heavy-hitting commercial position focused on B2B property negotiation, lease structuring, and capital expenditure (Capex) project management. You will be dealing directly with large corporate landlords, property developers, and county governments to secure and retain premium physical real estate for high-value media structures.
What You Will Do

Manage a massive national portfolio of landlord leases, ensuring 100% retention and early renewals.

Negotiate complex commercial terms, including fixed rentals, revenue-share models, and annual escalations to optimize the company's cost of sales.

Aggressively scout, pitch, and acquire new premium sites and concessions across Kenya.

Project manage the rollout of new capital expenditure (steel structures and digital screens), ensuring installations are delivered on time and within strict budgets.

Forecast site revenue risks and manage financial reporting across the commercial department.

Qualifications
Who We Are Looking For:

57 years of commercial experience: You must have a background in high-level B2B relationship management and commercial negotiation.

Transferable Sector Experience: We welcome candidates from OOH Media, Telecommunications (tower/site acquisition), Commercial Real Estate (leasing management), or Retail Franchise expansion. Because you already possess the core commercial skills required to manage and acquire leases, the specific mechanics of outdoor media structures can be taught on the job. Your focus should be on your ability to structure commercial deals (such as fixed-income versus percentage-of-income models), your financial acumen in managing budgets and your track record in B2B relationship management.

Professionals in several adjacent industries manage complex, high-volume landlord portfolios and negotiate commercial leases on a daily basis. Ideal candidates who have gained highly transferable landlord negotiation experience from the following sectors:

Telecommunications (Tower & Infrastructure Companies): Professionals who acquire and manage sites for cell phone towers, rooftop antennas, or fibre infrastructure deal with the exact same landlords (municipalities, commercial building managers, and private owners) as billboard companies. They negotiate rooftop leases, ground space, and long-term rental agreements.

Commercial Real Estate & Property Management: Leasing managers, commercial brokers and portfolio managers handle large-scale tenant and landlord negotiations. They are highly skilled in structuring lease agreements, managing renewals, calculating yields, and handling escalations, which directly aligns with the role's objective to negotiate terms that drive down the cost of sales.

Retail & Franchise Expansion: Business development managers working for retail groups, fast-food franchises or banks (rolling out ATM networks) spend their time identifying high-footfall sites, pitching to shopping centre developers and negotiating long-term commercial lease terms.

Renewable Energy & Infrastructure: Specialists securing land rights for solar installations, wind turbines, or independent power projects negotiate complex, long-term lease agreements and income-share models directly with landowners.

The Business Development Executive absolutely must have landlord negotiation experience. Negotiating with landlords is a core operational duty required for managing both existing assets and acquiring new ones:

Existing Leases and Renewals: The executive is responsible for negotiating lease renewals at a minimum of 9 months in advance of their expiry. These negotiations must secure terms and values that align with the company's budgets.

Driving Down Costs: A primary objective is ensuring that all landlord leases are negotiated on terms specifically designed to drive down the cost of sales.

Acquiring New Landlords: The executive is tasked with approaching new landlords, negotiating terms, and signing new leases. They must negotiate these commercial structures based on models such as income share, fixed income, or a combination of both.

Active Negotiation: The role explicitly requires active negotiating and renegotiating by phone, email, and in person.

Financial Acumen: You must be highly comfortable managing budgets, running profitability calculations, and tracking large datasets.

Education: A Bachelors degree in Business, Finance, or a related commercial field.
