Apartment Maintenance / Make Ready Technician

Position Summary

Apartment Maintenance / Make Ready Technician is responsible for maintaining, repairing, cleaning, and preparing modular buildings for deployment to customer sites. This is a hands-on position involving general maintenance, repairs, painting, basic plumbing and electrical work, cleaning, and other make-ready activities.

Key Responsibilities

• Perform general maintenance and preparation of modular buildings.
• Inspect modular units and identify maintenance and repair needs.
• Paint walls, ceilings, and trim.
• Repair or replace fixtures such as faucets, light fixtures, and cabinet hardware.
• Patch and repair drywall and perform minor carpentry work.
• Troubleshoot and repair minor electrical and plumbing issues.
• Repair or replace flooring as needed.
• Check locks and keys and re-key when necessary.
• Inspect and repair or replace weather stripping.
• Thoroughly clean and sanitize modular units before deployment.
• Clean windows, blinds, and window sills.
• Deep clean bathrooms and kitchens, including appliances.
• Vacuum and steam-clean carpets.
• Sweep and mop floors.
• Remove trash and debris.
• Maintain accurate records of completed work and materials used.
• Communicate with the Yard Manager to ensure make-ready tasks are completed on schedule.
• Perform general service-related tasks within the yard.
• Perform service calls at customer locations as needed; some travel may be required.

Required Qualifications

• 0-2 years of experience in general labor, maintenance, repairs, mechanical work, or a related field.
• Experience with general maintenance and repair work is preferred, particularly in residential or multifamily environments.
• Working knowledge of basic electrical, plumbing, and welding techniques.
• Strong attention to detail.
• Ability to work independently with minimal supervision.
• Ability to work effectively in a fast-paced environment.
• Apartment make-ready or property maintenance experience is a plus.

Physical Requirements

• Ability to stand and walk for extended periods, including approximately 8 hours per day.
• Frequent use of hands and arms for reaching, grabbing, and performing repair work.
• Ability to lift and carry objects weighing up to 50 pounds.
• Ability to occasionally stoop, kneel, crouch, crawl, climb, or balance.
• Ability to perform physically demanding work throughout the workday.

Work Environment

• Work is primarily performed outdoors.
• Exposure to heat, cold, dirt, dust, fumes, odors, and moderate noise may occur.
• Must follow safety procedures and wear appropriate personal protective equipment (PPE).
• The position may occasionally require extended workdays of up to 12 hours.

Education

• High school diploma or GED preferred.
