**Pay Frequency:**Semi-Monthly

The Application Underwriter is responsible for the thorough, accurate, and compliant evaluation of prospective resident applications. This role ensures each applicant is screened consistently against internal policies, federal, state, and local regulatory requirements. Balancing high-volume efficiency with precision, the Application Underwriter minimizes time-to-decision while maintaining the integrity of the screening process. Serving as a key touchpoint for applicants and internal teams, this role provides clear guidance and status updates while ensuring a smooth and professional experience for prospective residents.

Duties:

Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, applicable state statutes and all other laws pertaining to residential rentals, whether local, state, or federal. May require an active real estate license, in good standing, as required by each State’s regulations.

● Apply standardized decision logic and internal screening criteria consistently across all applications, ensuring compliance with property and market requirements

● Maintain a high-volume application queue, verifying all required documentation and proactively resolving “missing information” gaps to ensure timely decision-making

● Conduct thorough review and analysis of applicant documentation, identifying inconsistencies, alterations, or potentially fraudulent activity (e.g., altered documents, synthetic identities)

● Provide professional, clear, and timely status updates to Leasing Specialists, Operations, and applicants regarding pending applications

● Document and communicate application denials and conditional approvals in full compliance with FCRA notice requirements

● Ensure HOA or community-specific application requirements are met

● Meet or exceed productivity benchmarks while maintaining high standards of accuracy and compliance

● Collaborate with Team Leaders to escalate complex or borderline cases for review

● Collaborate with Property Managers for final review and affirmation of screening results

● Serve as a resource for applicants, providing guidance on required documentation and next steps in a courteous and professional manner

● Identify recurring application challenges or process inefficiencies and provide feedback to leadership to support workflow improvement initiatives
