Architect

Design & Planning

• Develop architectural concepts, layouts, and design schemes for residential, commercial, or mixed-use projects
• Prepare preliminary sketches, 3D models, and detailed construction drawings using AutoCAD, Revit, SketchUp, or similar software
• Ensure designs align with client requirements, market trends, and the company's brand standards
• Optimize space utilization, unit mix, and building efficiency to maximize marketability and ROI

Regulatory Compliance

• Ensure all designs comply with local building codes, zoning laws, and safety regulations
• Prepare and submit drawings for statutory approvals (building permits, environmental clearances, etc.)
• Liaise with government authorities, planning departments, and regulatory bodies

Project Coordination

• Collaborate with structural, MEP (mechanical, electrical, plumbing), and civil engineers to ensure design feasibility
• Work closely with project managers, contractors, and site teams during construction to ensure design intent is executed correctly
• Conduct site visits and inspections to monitor construction progress and resolve design-related issues
• Coordinate with interior designers and landscape architects for holistic project delivery

Documentation & Cost Management

• Prepare technical specifications, material schedules, and bill of quantities (BOQ)
• Review and approve architectural drawings, shop drawings, and design modifications
• Support cost estimation and value-engineering efforts to keep projects within budget

Client & Stakeholder Engagement

• Present design concepts to clients, investors, and internal stakeholders
• Incorporate client feedback into revised designs while maintaining design integrity
• Support the sales/marketing team with renders, brochures, and show-flat design guidance

Quality & Innovation

• Ensure high standards of design quality, sustainability, and functionality
• Stay updated on emerging trends, materials, and green building practices (e.g., LEED, IGBC)
• Contribute to R&D for new project typologies or design efficiencies

Qualifications

• Bachelor's/Master's degree in Architecture (B.Arch/M.Arch)
• Valid license/registration with relevant architectural council
• 3–8+ years of experience (adjust based on seniority level)
• Proficiency in CAD, BIM (Revit), and rendering software
• Strong understanding of local building codes and real estate development processes
