What they need
Licensed Architect — 1099 Contract-to-Hire | Remote
ACTIVE OREGON ARCHITECT LICENSE REQUIRED
Applicants MUST currently hold an active license to practice architecture in the State of Oregon. NCARB certification/record is required. Washington architectural licensure is a strong plus.
This position is specifically for a licensed architect. Candidates who are not currently licensed in Oregon will not be considered.
About Evolv Northwest
Evolv Northwest is a remote architecture, engineering, and interior design firm serving projects throughout the Pacific Northwest. We are seeking an experienced Oregon-licensed Architect to join our growing team and take a significant role in leading residential, multifamily, and light commercial projects.
Contract-to-Hire Opportunity
This position will begin as a 1099 independent contractor engagement with the intention of transitioning the right individual into a full-time position with Evolv Northwest.
We are looking for someone interested in establishing a long-term relationship with ENW, rather than a short-term or project-specific consulting engagement. The initial contract period will provide both ENW and the architect an opportunity to evaluate the working relationship, project leadership, communication, technical capabilities, reliability, and overall fit before transitioning into a permanent role.
The position is intended to support a substantial and ongoing project workload, although assignments and hours during the independent contractor period will be based on ENW's project needs and mutually agreed-upon scopes and deadlines.
ENW generally operates Monday through Thursday during Pacific Time business hours. The architect should maintain sufficient availability during these hours for project coordination, client meetings, consultant communication, and team collaboration.
The Role
The architect will provide professional architectural and technical services across the full project lifecycle, including design development, construction documents, permitting, consultant coordination, plan-review responses, and construction administration.
We are seeking someone capable of independently leading projects and taking responsibility for the technical quality, code compliance, coordination, and completeness of architectural documents within their contracted scope.
Scope of Contract Services
- Lead assigned multifamily residential and light commercial projects through design, construction documents, permitting, and construction administration.
- Research, interpret, and apply Oregon building, residential, energy, accessibility, and applicable local land-use requirements.
- Provide architectural review and professional oversight of assigned Oregon projects.
- Develop and review coordinated architectural construction drawings, details, schedules, and specifications.
- Review and redline plan sets prepared by ENW designers and drafters and provide clear technical direction.
- Verify that requested drawing revisions have been completed accurately.
- Coordinate structural, civil, mechanical, electrical, and other project consultants.
- Identify and resolve conflicts between architectural and consultant documents.
- Review documents for code compliance, completeness, constructability, and consistency.
- Coordinate architectural permit submissions and respond to plan-review comments.
- Communicate with authorities having jurisdiction as necessary.
- Participate in coordination meetings with ENW, clients, consultants, and contractors.
- Provide construction-phase architectural support when included in the assigned project scope.
- Participate in occasional site visits when required. Pre-approved project-related travel expenses will be reimbursed by ENW.
Required Qualifications
- Current and active Oregon Architect license — REQUIRED.
- NCARB certification/record — REQUIRED.
- 7+ years of architectural experience, including substantial residential, multifamily, and/or light commercial experience.
- Demonstrated experience taking projects through design, construction documents, permitting, and construction administration.
- Strong working knowledge of Oregon building codes, permitting requirements, and construction practices.
- Demonstrated ability to independently develop and review complete architectural construction-document sets.
- Experience redlining and providing technical direction to architectural designers and drafters.
- Experience coordinating structural, civil, mechanical, electrical, and other consultants.
- Ability to independently identify and resolve code, coordination, and constructability issues.
- Architecture degree.
- Strong written and verbal communication skills.
- Ability to manage assigned projects and deliverables independently within a fully remote environment.
- Reliable high-speed internet and computer equipment capable of supporting the software required to perform contracted services.
Preferred Qualifications
- Active Washington Architect license.
- Strong proficiency in AutoCAD and/or Revit.
- Experience working directly with Oregon authorities having jurisdiction.
- Multifamily residential experience.
- Experience leading projects and providing technical oversight to architectural production teams.
- Interest in transitioning from the initial contract engagement into a long-term, full-time position with Evolv Northwest.
Compensation & Long-Term Opportunity
Initial 1099 Contract Rate: $75–$95/hour, depending on experience, qualifications, licensure, and assigned responsibilities.
The selected candidate will initially work with ENW as an independent contractor. Our goal is to transition a successful candidate into a full-time position after they have demonstrated strong performance, reliability, technical competency, project leadership, communication, and compatibility with ENW's team and workflow.
Any transition to full-time employment would be mutually agreed upon and would include a separate compensation and benefits package based on the individual's role, experience, and responsibilities at that time.
