Area General Manager

We are looking for an operator, not a caretaker.

GatherGrounds Resorts runs destination family campgrounds across the Midwest. The Area General Manager (AGM) runs two of our Michigan properties - Walnut Hills, our 200-site flagship, and The Oaks, about an hour away on 120 wooded acres with two lakes. Both have had serious money put into them: water parks, new beaches, renovated bathhouses, new gate systems.

You report directly to the CEO. No regional layer, no corporate insulation between you and the results.

WHAT YOU'LL OWN

Run the P&L. You hold the budget at both parks, review it monthly against plan, and explain the variances. AI-assisted tools handle the report-building, but you have to read the financials and act on them.

Lead the managers. Each park has an Office/Store Manager and a Maintenance Manager reporting to you. Hire, coach, schedule, and build on-site coverage so the parks run safely and our company culture is kept at the forefront of the work environment.

Own the guest experience. Respond to reviews and post-stay surveys personally. Keep the parks clean, safe, and fairly run.

Drive seasonal renewals. Seasonal sites are the biggest recurring revenue stream at both parks. Renewals and new seasonal sales are led by the AGM.

WHAT YOU NEED

• 3+ years running a campground, RV resort, hotel, or similar multi-department operation

• Real P&L experience - you have owned a budget and can explain a variance without help

• Experience supervising managers

• Quick with software, and able to train your staff on it

• Valid driver's license and insurable driving record

• Weekends and holidays through peak season (May-October)

• Live within commuting distance. This is not a live-on-site role.

WHAT WE PAY

$65,000 base plus a $20,000 target bonus that is uncapped if financial performance exceeds budgetary key performance indicators. Company vehicle, 401(k) with match, paid time off.
