What they need
- Supervise the day-to-day management of multiple properties.
- Ensure properties are well-maintained, safe, and compliant with relevant regulations.
- Monitor service quality delivered by property managers, building managers, and service providers.
- Ensure compliance with local property laws, safety regulations, and company policies.
- Monitor health, safety, and environmental requirements.
- Manage risk assessments, insurance matters, and emergency response plans.
- Oversee the appointment and performance of contractors and service providers.
- Ensure contracts are executed according to agreed service standards.
- Review vendor costs and negotiate favorable terms where appropriate.
- Attend monthly committee meetings, prepare and compile monthly reports, and monitor the progress of agreed action plans to ensure commitments are fulfilled.
- Issue notices for Annual General Meetings (AGMs), Extraordinary General Meetings (EGMs), and other meetings as required; attend meetings and accurately record and maintain meeting minutes and proceedings.
- Provide guidance, supervision, and support to staff in their daily operations to ensure work is carried out efficiently and in accordance with established procedures.
- Liaise with the Joint Management Committee (JMC) / Management Corporation (MC) on matters relating to the maintenance, upkeep, and management of common property and facilities.
- Represent the organization and attend Tribunal hearings and related legal proceedings when required, ensuring proper documentation and follow-up actions are undertaken.
