The Role

This role is responsible for the performance of a portfolio of residential properties. You’ll oversee operations, financials, compliance, and on-site teams, ensuring each property runs predictably and meets established standards. This is a hands-on leadership role for someone who values structure, accountability, and clear results—and who can step in, assess quickly, and bring order to complex situations.

What You’ll Do

• Oversee day-to-day operations across a portfolio of properties (approximately 300–400 units) to ensure consistency, compliance, and performance
• Monitor occupancy, leasing activity, and renewals to maintain strong performance and minimize vacancy loss
• Review property financials (rent rolls, expenses, income) and identify issues, trends, or opportunities for improvement
• Ensure rent collection processes are consistent and delinquency is addressed promptly
• Maintain property standards, including safety, cleanliness, curb appeal, and overall condition
• Coordinate with maintenance teams and vendors to ensure timely, cost-effective work and successful unit turns
• Ensure leases, notices, and documentation are accurate and compliant with applicable regulations
• Lead, coach, and support on-site team members, including hiring, onboarding, and performance management

What We’re Looking For

Required Qualifications

• Experience in property management, real estate operations, or a related field
• Experience leading or supervising teams
• Strong organizational skills with attention to detail and follow-through
• Ability to review and interpret basic financial reports and operational data
• Clear, direct communication style with the ability to hold standards
• Ability to manage multiple properties, priorities, and deadlines
• Valid driver’s license and ability to travel regularly within the region
• Comfortable working in a role that combines fieldwork and administrative responsibilities

Preferred Qualifications

• 3–5+ years of property management experience
• Experience overseeing multiple properties or a portfolio
• Familiarity with property management software
• Real estate or property management license (or willingness to obtain)
• Experience working in a regulated environment (leases, compliance, etc.)
