What they need

Felton Properties and its sister company Felton Stern Capital Partners are a real estate investment platform focused on acquiring and operating institutional-quality commercial real estate across the Western United States. The firm is led by senior industry principals Matthew Felton and Nicholas Kucha, who collectively have decades of experience sourcing, structuring, and executing commercial real estate transactions.

We are seeking a highly motivated Asset Management Associate to join our team and support the management of a ~4 million square foot office portfolio.

The Opportunity

Most associate-level roles in real estate investment management provide exposure to part of the asset management process and can be several layers removed from decision makers. This role is designed differently. The Associate will develop a comprehensive understanding of the commercial real estate business from the property level up, beginning with the day-to-day execution and administrative work that supports effective property and asset management and progressing toward broader asset-level responsibility over time.

Build a foundation in property operations. The initial phase of the role will focus on learning how commercial real estate assets operate through hands-on involvement in property administration, financial reporting, budgeting, tenant matters, leasing support, capital projects, and other day-to-day asset management activities. This experience is intended to build a strong foundation in property-level economics, operational performance, and business plan execution.

Meaningful work with increasing responsibility. Early responsibilities will include a significant amount of detailed, execution-oriented and administrative work that is essential to understanding how properties are managed. As the Associate develops proficiency, the role will expand to include greater involvement in property-level decision making and increasing responsibility for assigned assets.

Direct mentorship and exposure to senior decision makers. Work closely with experienced asset managers and the firm’s principals on key property and portfolio decisions. Gain insight into how experienced owners evaluate risk, allocate capital, execute business plans, and communicate with investors, lenders, tenants, brokers, and operating partners.

A platform for long-term development. As experience grows and the portfolio expands, the Associate will have the opportunity to take increasing ownership of individual assets, contribute to portfolio-level strategy, and help develop the processes and infrastructure required to support the continued growth of the company.

Key Responsibilities

Responsibilities will expand as the Associate develops an understanding of the portfolio and demonstrates proficiency in the core functions of property and asset management.

1. Portfolio & Asset Oversight

  • Actively monitor the financial and operational performance of assigned assets within the portfolio. Including the review/approval of all monthly expenses
  • Support the development and maintenance of asset-level business plans, including leasing strategy, capital improvement programs, and disposition timelines
  • Conduct regular property inspections and maintain ongoing relationships with property management teams, leasing brokers, and tenants
  • Track lease expirations, renewal options, rent escalations, and leasing activity; support retention and new leasing efforts

2. Capital & Construction Management

  • Oversee and track capital improvement projects from planning through completion, ensuring on-budget and on-schedule delivery
  • Work with construction managers and third-party consultants to evaluate project scopes, bids, and change orders
  • Identify and evaluate value-add opportunities across the portfolio to enhance asset performance and increase NOI

3. Financial Analysis & Reporting

  • Review and approve monthly/quarterly financial reports from property managers; identify variances and work with operators to remediate underperformance
  • Assist in the preparation of quarterly asset management reports and investor updates
  • Support annual budget preparation and reforecast processes for each assigned asset

Qualifications

  • 1–2 years of experience in commercial real estate OR a recent graduate from a real estate, finance or business program
  • Exceptional attention to detail and analytical ability
  • Highly organized with the ability to manage multiple priorities simultaneously
  • Strong written and verbal communication skills
  • Proficiency in Excel, PowerPoint, and AI prompting.

Personal Characteristics

  • Highly driven with a strong work ethic and willingness to work long hours
  • Curious and intellectually engaged with a collaborative team-first approach
  • Entrepreneurial and solutions-oriented
  • Accountable and comfortable taking initiative

Compensation & Benefits

The firm offers a competitive compensation package commensurate with experience, including:

  • Annual discretionary performance bonus
  • Comprehensive medical and dental insurance
  • Generous PTO and paid holidays
  • Professional development support including CFA, CCIM, and industry conference sponsorship

Pay: $65,000.00 - $75,000.00 per year

Benefits:

  • Dental insurance
  • Health insurance
  • Paid time off
