What they need

Endeavor Real Estate Group is seeking an analytical, motivated Asset Management Associate to support the strategic and financial oversight of a portfolio of commercial real estate assets. Working closely with senior leadership and our Property Management, Leasing, Construction and Accounting teams, this position plays an important role in maximizing property performance, executing asset business plans and supporting investment decisions. The ideal candidate combines strong financial and analytical skills with an understanding of commercial real estate operations, sound judgment and intellectual curiosity. This is an opportunity to gain broad exposure to asset strategy, leasing, capital planning and investment activities while contributing directly to the performance and long-term value of our portfolio.

Key Responsibilities

Asset Strategy & Financial Performance

  • Support development and execution of annual and long-term asset business plans, incorporating budgets, underwriting, leasing strategies, capital plans and investment objectives.
  • Monitor financial, operational and leasing performance against business plans and underwriting; identify trends, risks and opportunities and develop recommendations for senior leadership.
  • Analyze property financial statements, cash flows, operating budgets and key performance indicators, investigating material variances and anticipated funding needs.
  • Develop and maintain asset-level financial models, cash-flow forecasts and portfolio reporting to support informed investment decisions.

Leasing & Capital Planning

  • Monitor leasing activity, expirations, rollover exposure and tenant retention opportunities; assist in evaluating significant lease proposals, letters of intent and lease documents.
  • Develop and maintain short- and long-term capital plans, incorporating building-system lifecycle requirements, deferred maintenance and asset investment objectives.
  • Evaluate proposed capital expenditures and value-enhancement initiatives, including financial impact, timing and alignment with asset strategies.
  • Monitor significant capital projects, budgets and forecasts in coordination with Property Management, Engineering and Construction.

Property Operations & Business Plan Execution

  • Collaborate with Property Management, Leasing, Construction and Accounting to advance approved asset strategies and key initiatives.
  • Evaluate significant operational issues, property expenditures and opportunities to improve NOI, occupancy, tenant retention and asset value.
  • Conduct periodic property visits to assess building condition, tenant experience and competitive positioning.

Transactions & Investment Support

  • Support acquisition underwriting, due diligence, refinancing, hold/sell evaluations and dispositions.
  • Assist with lender and investor reporting, transaction documentation and property onboarding following acquisitions or management transitions.

Portfolio Oversight & Risk Management

  • Track significant portfolio events, including lease expirations, capital expenditures, debt maturities and other key obligations.
  • Prepare financial analyses, presentations and supporting materials for ownership meetings and investment discussions.
  • Coordinate with internal teams and outside advisors on significant legal, insurance and asset-related risks.
  • Support improvements to asset management processes, reporting and analytical tools.

Qualifications

  • Bachelor's degree in Real Estate, Finance, Accounting, Economics, Business or a related field preferred; bachelor's degree required (though significant experience may substitute).
  • Approximately 3–5 years of relevant commercial real estate experience in asset management, property management, acquisitions, investment analysis, commercial finance or a related discipline.
  • Strong Excel skills and demonstrated financial analysis capabilities, including experience with financial statements, budgeting and property-level cash flows.
  • Commercial office experience preferred, including familiarity with lease structures, property operations and building systems.
  • Experience with Yardi or comparable commercial real estate software preferred.
  • Strong analytical thinking, attention to detail and ability to translate financial and operational information into actionable recommendations.
  • Excellent communication, organization and collaboration skills, with the ability to manage competing priorities and work effectively across teams.
  • Intellectual curiosity, accountability and a desire to develop broader commercial real estate investment and asset management expertise.
