The Opportunity

We are seeking an experienced Asset Manager - Affordable Housing to oversee a significant California portfolio, primarily comprising project-based Section 8 communities.

This is a hands-on, commercially focused position offering real responsibility for asset performance, with the opportunity to influence financial outcomes, strengthen property operations and contribute to the long-term success of the portfolio.

Working closely with senior asset management leadership, you will have the autonomy to make decisions, challenge performance constructively and develop strong partnerships with third-party property managers.

Key Responsibilities

• Oversee the financial and operational performance of a substantial affordable housing portfolio.
• Manage relationships with third-party property management partners or multiple property operating teams, ensuring accountability and strong performance.
• Review budgets, operating statements, capital expenditure and property-level financial results.
• Identify opportunities to improve NOI, manage costs and address underperforming assets.
• Conduct property visits, engage with operating teams and develop a thorough understanding of individual assets.
• Support regulatory compliance and long-term asset planning.
• Work collaboratively with senior leadership to deliver portfolio improvements.

About You

We are interested in candidates with approximately 5–15 years of relevant affordable housing asset management experience, who can demonstrate:

• Experience with HUD/project-based Section 8 housing.
• Strong financial analysis and commercial asset management skills.
• Experience overseeing third-party property management partners.
• An understanding of property operations and the drivers of asset performance.
• The confidence to work independently, take ownership and build effective working relationships.
