Asset Manager

The Opportunity
Our client is a highly regarded commercial property investment and asset management business with a diverse portfolio spanning industrial, office, retail and value-add assets across New Zealand.

With a strong track record of delivering long-term value through proactive asset management, strategic leasing initiatives and hands-on portfolio oversight, they are seeking an experienced Asset Manager to join their Auckland-based team.

This is an outstanding opportunity for a commercially minded property professional to take ownership of a varied portfolio and play a key role in driving asset performance, tenant engagement and value creation initiatives.

The Role
Reporting to senior leadership, you will be responsible for the strategic and operational management of a commercial property portfolio. You will work closely with investors, property managers, leasing specialists, consultants and contractors to maximise returns and achieve investment objectives.
Your responsibilities will include:

• Developing and implementing asset strategies aligned with portfolio and investor objectives
• Managing annual budgets, forecasts and business plans for assigned assets
• Driving leasing activity, lease renewals, rent reviews and occupancy outcomes
• Identifying and executing value-add and repositioning opportunities
• Monitoring asset performance and recommending initiatives to improve NOI and long-term value
• Overseeing capital expenditure projects and asset improvement programmes
• Building and maintaining strong relationships with tenants, investors and external stakeholders
• Reviewing and analysing financial performance, operating costs and asset-level returns
• Preparing investor reporting, recommendations and portfolio reviews
• Working alongside external service providers to ensure assets are managed to a high standard
• Supporting acquisition, divestment and due diligence activities where required

About You
To be successful in this position you will ideally bring:

• Experience within commercial property asset management, property management, valuation, investment management or a related property discipline
• Strong knowledge of New Zealand commercial property markets
• Experience managing office, industrial, retail or mixed-use assets
• Sound financial analysis, budgeting and reporting capability
• Strong understanding of commercial leases and lease structures
• Well-developed stakeholder management and communication skills
• A proactive and commercially focused mindset
• Relevant tertiary qualifications in Property, Commerce, Finance, Valuation or a related field
