Assistant Community Manager

Kalos Residential | On-Site | Jenks, OK

Reports To: Property Manager

Who We Are

Kalos Residential is the in-house property management company for Four Mile Capital, a vertically integrated multifamily owner-operator with nearly 2,700 units across seven states. We exist for one reason: to manage Four Mile Capital's portfolio exceptionally well. We don't take on outside properties. Every community we run is a Four Mile Capital asset, and we treat it that way.

That standard only holds if the people running our communities are exceptional. The Assistant Community Manager is a key part of making that happen.

The Role

The Assistant Community Manager is the second-in-command at the property. You work directly with the Property Manager to run the full operation, and when the PM is out, you are the PM. This role is built for someone who thrives in a structured environment, holds themselves to high standards, and takes genuine pride in doing the job right every single day.

You'll own leasing, resident relations, and the administrative and financial backbone of the community. You'll be expected to know the property's numbers, manage the office with precision, and hold the resident experience to the same standard as your Property Manager, every day, including the days they're not there.

This is not a role for someone who needs constant direction. It's a role for someone who already knows what right looks like and executes accordingly.

What You Own

  1. Leasing and Occupancy

You are an active leasing presence on the property. That means conducting tours, following up on leads, closing leases, and supporting the Leasing Consultant on your team. You understand the leasing pipeline at all times and take personal ownership of occupancy performance. All leases and corresponding paperwork are completed accurately and entered into Entrata daily. Accuracy is not a goal; it's the baseline.

  1. Resident Experience and Retention

Renewals don't happen by accident. You build real relationships with residents, resolve issues with urgency and professionalism, and run retention programs that make people want to stay. Every touchpoint reflects the standard you hold for this community.

  1. Financial Operations and Reporting

Rent collections and delinquency management are yours. You own the full cycle: ensuring rents are collected on time, following up on late accounts with urgency, and driving delinquency down before it becomes a problem. This is one of the most visible indicators of how well a property is being managed, and you treat it that way.

On the administrative side, you support the Property Manager with PCard reconciliations, invoice processing, and routine reporting. The numbers that leave this office need to be right.

  1. Team Support and Culture

You set the tone in the leasing office. That means leading by example, supporting your Leasing Consultant, coordinating with the maintenance team, and contributing to a culture that is professional, accountable, and worth showing up for. You're not just a peer to the team; you're a leader in it.

  1. Compliance and Documentation

Fair Housing compliance, renters insurance enforcement, accurate move-in and move-out documentation, and lease file integrity are not back-office details. They are how you protect the property, the residents, and the company. You own them with that level of seriousness.

What We're Looking For

Experience

  • Prior on-site property management or leasing experience, with demonstrated progression in responsibility

  • Hands-on experience with leasing, renewals, rent collections, and resident relations

  • Proficiency with Entrata or a comparable property management platform

  • Competency in Microsoft Office Suite (Word, Excel, Outlook)

  • Demonstrated ability to manage financial processes accurately and meet deadlines consistently

  • Fair Housing certification required prior to interacting with prospects or residents

  • Certified Apartment Manager (CAM) or Accredited Residential Manager (ARM) designation preferred but not required

  • High school diploma or equivalent required; college degree preferred

Practical Requirements

  • Must be available to work evenings and weekends as needed

  • Reliable transportation required

  • Must successfully pass a credit check

  • Ability to assist other properties or departments when needed

Who Thrives Here

The people who do their best work in this role tend to share a few things in common. They hold themselves to high standards without being asked. They find satisfaction in getting the details right, not just finishing the task. They work well within established systems and routines, and they bring consistency and reliability to everyone around them. They connect genuinely with residents and teammates, and they know that trust is built slowly and broken quickly.

At the same time, they can move. When a delinquent account needs follow-up, they don't wait. When the PM is out, they don't hesitate. There's a real sense of urgency here, and the right person brings it naturally.

If you're someone who takes satisfaction in running a clean office, maintaining accurate files, delivering on commitments, and building a community people are proud to live in, this role was designed for you.

What We Offer

  • Competitive base pay commensurate with experience

  • Performance-based bonus tied to property results

  • Health, dental, and vision insurance

  • 401(k) with company match

  • Paid time off

  • Real career growth: we promote from within and invest in people who invest in themselves

A Note on Culture

Kalos Residential is not a large institutional REIT. We are a focused, high-standards operator that cares about each asset and each person on our team. You'll have real autonomy, real accountability, and a leadership team that is genuinely invested in your success. We work hard, we hold high standards, and we have a good time doing it.

If that sounds like the right fit, we'd love to talk.

Kalos Residential is an equal opportunity employer. We celebrate diversity and are committed to creating an inclusive environment for all employees.
