What they need

Assistant Property Manager – Incline at Crestwood
Birmingham, AL | Full-Time | $22–$26/hour, based on experience | Mon–Fri 9 AM–5 PM, plus every other Saturday 10 AM–2 PM

About the Role
Incline at Crestwood, a 270-unit apartment community managed by Nissi Management, is in the middle of a turnaround. We’re working to improve operations, occupancy, and resident experience, and we’re hiring an Assistant Property Manager to help lead that effort. You’ll work directly with the Property Manager on day-to-day operations, including leasing, resident relations, unit readiness, and collections.

This role is a good fit for someone who wants real responsibility, likes solving problems, and wants to see their work make a measurable difference. It is not a maintain-the-status-quo position. Things move fast, priorities can change, and your follow-through matters.

This position is designed as a path to Property Manager. As the turnaround progresses, the right person will take on more responsibility for operations, reporting, and team leadership, with the opportunity to step into the Property Manager role.

Schedule
Monday–Friday, 9 AM–5 PM, plus a rotating Saturday shift (10 AM–2 PM) every other week while we work to raise occupancy.

Responsibilities

Leasing

  • Respond to prospect calls, emails, and online leads promptly, and follow up consistently
  • Conduct property tours and show available units
  • Process applications, screening, and lease paperwork accurately and on time
  • Coordinate move-ins, including lease signing, key handoff, and move-in documentation
  • Follow Fair Housing laws in every interaction with prospects and residents

Unit Readiness

  • Walk vacant units to confirm they are clean, complete, and ready to lease or move in
  • Identify deficiencies and enter work orders, then follow up with maintenance until they are resolved
  • Help track the make-ready pipeline so units come back online quickly

Resident Relations and Notices

  • Serve as a point of contact for resident questions, requests, and concerns
  • Prepare and deliver resident notices, such as lease violations, renewals, and general community notices
  • Enter and track resident work orders

Collections and Administration

  • Help with rent collection, including reminders, follow-up on past-due balances, and payment plans as directed
  • Assist with delinquency processing and related notices
  • Maintain accurate resident files and records in AppFolio
  • Provide general office support and cover the office when the Property Manager is away

Leadership Development

  • Learn property financials, including budgets, rent roll, delinquency reports, and monthly reporting
  • Take on more operational decisions and supervisory responsibilities over time
  • Work with maintenance and vendors to keep projects and turns on schedule

Qualifications

  • 2+ years of multifamily leasing or property management experience preferred
  • No experience? We’ll train the right person. Starting pay is based on experience.
  • Turnaround, lease-up, or repositioning experience is a strong plus
  • Interest in advancing to a Property Manager role
  • Experience leading or coordinating a team is a plus
  • Basic understanding of property financials (budgets, rent roll, delinquency) is a plus
  • Strong customer service and communication skills, both written and verbal
  • Organized and detail-oriented, able to handle several tasks and deadlines at once
  • Comfortable handling delinquency, collections, and difficult resident conversations
  • Proficient with computers; AppFolio experience is a plus
  • Working knowledge of Fair Housing law, or willingness to learn it
  • Able to walk the property and climb stairs to inspect units
  • Valid driver’s license and reliable transportation required
