What they need
The Role
We are hiring a Multifamily Portfolio Manager to oversee operations across our apartment portfolio. You will be accountable for occupancy, collections, expense control, resident satisfaction, and the physical condition of every property in the portfolio, and you will lead the onsite managers and maintenance staff who run them day to day. This is an in person role reporting to ownership.
What You Will Do
- Oversee operations across a portfolio of apartment communities, setting standards for leasing, collections, maintenance, and resident relations
- Hire, train, supervise, and hold accountable onsite property managers, leasing staff, and maintenance personnel
- Own accounts receivable for the portfolio: monitor rent collection and delinquency at every property, enforce the notice process, and coordinate with legal on unlawful detainer actions
- Drive occupancy and rent growth through pricing strategy, marketing, renewal campaigns, and oversight of the leasing process
- Ensure compliance across the portfolio with California landlord tenant law, including rent control and just cause requirements, security deposit rules, and fair housing
- Prepare annual operating budgets for each property, review monthly variance reports, control expenses, and approve invoices for AP processing
- Report portfolio performance to ownership, including occupancy, delinquency, turnover, and NOI against budget
- Bid, contract, and supervise portfolio wide vendors for landscaping, pest control, HVAC, plumbing, and other recurring services
- Conduct regular property inspections and ensure safety, habitability, and curb appeal standards are met at every site
- Coordinate unit renovations, turns, and capital projects with the project management team
- Maintain resident files, insurance certificates, vendor compliance, and property records across the portfolio
- Support acquisitions and dispositions with due diligence, lease audits, and onboarding of new properties
What You Bring
- At least 2 years of multifamily property management experience
- Strong working knowledge of California landlord tenant law, rent control, and fair housing requirements
- Proven track record on occupancy, collections, and expense control across a portfolio
- Experience hiring, training, and managing onsite teams
- Solid financial skills: budgeting, variance analysis, and reading operating statements
- Proficiency with property management software (Yardi, AppFolio, RealPage, or similar) and Excel
- Organized, decisive, and comfortable operating with limited supervision
- Valid California driver license and ability to travel to properties regularly
Pay: $20.28 - $31.64 per hour
