Assistant Property Manager-Multifamily What This Job Involves As an Assistant Property Manager at JLL, you will serve as the operational and financial backbone for one property. Working alongside an experienced Property Manager, you will manage the full resident lifecycle—from lease renewals and rent collections to maintenance coordination and move-outs.

This role offers a dynamic mix of hands-on property operations, team collaboration, and financial management. You will have the opportunity to develop key professional skills, step into leadership roles in the manager's absence, and deliver superior customer service to enhance resident satisfaction and community profitability.

What Your Day-to-day Will Look Like

  • Lease Administration & Renewals: Administer the lease renewal program. Prepare renewals for review, deliver renewal letters 90 days prior to lease expirations, generate renewal leases, and maintain accurate resident files in the property management system.
  • Financial Management & Accounts Receivable: Oversee accounts receivable by billing and collecting rents and fees. Generate and post collection or demand notices, manage delinquent accounts, and coordinate monthly status reports and third-party collection agency submissions for past residents.
  • Resident Relations & Customer Service: Serve as a primary contact for resident inquiries, work orders, move-out notices, transfers, and concerns. Deliver professional customer service to build relationships and support resident retention and community engagement events.
  • Legal & Compliance Oversight: Initiate and manage the eviction process with legal counsel when necessary. Ensure strict compliance with Fair Housing, ADA, Section 504, and local landlord-tenant laws.
  • Move-Outs & Deposit Reconciliations: Inspect the physical condition of units upon move-out in a timely manner, document any charges, and calculate and process security deposit refunds or reimbursements.
  • Property Operations & Inspections: Conduct regular property walks to inspect the grounds, safety, cleanliness, and overall appearance of the community. Coordinate maintenance work orders with engineering teams and external contractors.
  • Reporting & Client Relations: Assist the Property Manager in preparing weekly, monthly, and quarterly reports (including leasing, variance, and capital reporting) to keep clients and owners informed of community performance.

Location & Schedule

  • Presence: 100% on-site presence required.
  • Schedule: Tuesday through Saturday.
  • Hours: Tuesday to Friday: 9:00 AM – 6:00 PM; Saturday: 10:00 AM – 5:00 PM.

Required Qualifications

  • High school diploma or equivalent.
  • 1–2 years of onsite residential property management experience.
  • Real Estate license (or ability to obtain within 120 days to 6 months of hire, as required by state law).
  • 1–2 years of experience managing accounts receivable, budgeting, invoicing, and financial reporting.
  • Proficient with property management software (such as Yardi, RealPage, or MRI) and Microsoft Office Suite.
  • Strong organizational skills with exceptional attention to detail and the ability to manage multiple tasks simultaneously.
  • Problem-solving mindset with the ability to handle challenging resident situations diplomatically and professionally.

Preferred Qualifications

  • Bachelor’s degree in Business, Real Estate, Communications, or a related field.
  • Experience in a supervisory or staff management role.
  • Strong understanding of basic accounting principles.

Additional Requirements & Working Conditions

  • Regular and consistent attendance is essential to the successful performance of this position.
  • Ability to work varying schedules to reflect seasonal business needs or attend scheduled training sessions and meetings.
  • Maintain a neat, clean, and well-groomed professional appearance in accordance with company standards.
