Job Description

-To handle end-to-end purchase, vendor development, negotiation, and inventory control for a large premium residential society of 3000+ apartments. The person will be the single point for all material, AMC, and service procurement for Facility, Security, Horticulture, Housekeeping, Electrical, STP/WTP and Events.

Key Responsibilities:

1. Purchase & Procurement:

• Raise, track and close PRs from all departments - FM, Electrical, Plumbing, STP, Housekeeping, Security, Horticulture, Club.

-Float RFQs, collect minimum 3 competitive quotations for every purchase above Rs. 10,000.

• Prepare Comparative Statement (CS) with technical specs, warranty, delivery and credit terms. Get approvals from Estate Manager, Treasurer & Purchase Committee.

2. Vendor Management:

Develop & maintain approved vendor database (minimum 5 vendors per category).Vendor evaluation on Quality, Price, Delivery Time, Past Performance. Negotiate best price, AMC terms, credit period (target 30-45 days).Blacklist non-performing vendors in consultation with AOA

3. Cost Saving & Process Improvements

Drive cost saving through bulk buying, Annual Rate Contracts (ARC), direct OEM purchase. Monthly cost saving report to Treasurer. Identify import vs local substitutes.
