What they need

Overview

The BAS Project Manager owns delivery of building automation projects from award through turnover. This is a hands-on role that combines technical work (site build, programming, graphics) with field oversight of the installation and coordination with the customer, general contractor, and other trades. The PM is accountable for scope, schedule, budget, quality, and safety on assigned projects.

Key Responsibilities

Site Build & System Architecture

  • Build the BAS site: set up servers and workstations, configure the database and network architecture, and define controller and device hierarchies.
  • Configure network and supervisory controllers, IP addressing, and BACnet, Modbus, and other protocol integrations with third-party equipment.
  • Apply customer IT and OT security requirements, including user accounts, permissions, and network segmentation.
  • Maintain backups, version control, and as-built documentation of the site configuration.

Programming

  • Develop, download, and debug control programs from the sequences of operation for AHUs, chillers, pumps, VAVs, CRAHs, and other HVAC and plant equipment.
  • Configure points, alarms, trends, schedules, and setpoints per the project point list.
  • Review the sequences and submittals for gaps, and issue RFIs to resolve conflicts.
  • Support functional testing and troubleshoot programming or integration issues.

Graphics Generation

  • Create dynamic graphics for floor plans, equipment, systems, and dashboards to the customer's standards.
  • Link graphics to live points and verify navigation, alarms, and trend displays.
  • Keep graphics consistent with the point naming and tagging conventions.

BAS Installation Oversight

  • Review shop drawings and submittals, and confirm installation contractors follow the panel layouts, wiring, and device schedules.
  • Conduct site walks to verify installation quality, wire labeling, raceway, and device mounting and location.
  • Verify the installer's scope against the drawings and identify scope gaps or changes early.
  • Enforce site safety requirements and quality standards.

Project Coordination & Management

  • Serve as the main point of contact for the customer, GC, and mechanical, electrical, and controls trades.
  • Manage schedule, labor forecasts, procurement, and material deliveries.
  • Track budget, monitor cost to complete, and prepare change orders and progress billings.
  • Run coordination meetings, and issue meeting minutes, RFIs, and status reports.
  • Coordinate with the commissioning agent and support pre-functional, functional, and acceptance testing.
  • Prepare turnover documentation, including as-builts, O&M manuals, and training for the owner.

Qualifications

Required

  • Hands-on programming experience with at least one major BAS platform (e.g., Niagara/Tridium, Schneider EcoStruxure, Johnson Controls, Siemens, Honeywell, Trane)
  • Working knowledge of BACnet, Modbus, and networking fundamentals (TCP/IP, VLANs)
  • Ability to read mechanical, electrical, and controls drawings and sequences of operation
  • Strong organization, communication, and customer-facing skills
  • Proficiency with Microsoft Office and project scheduling tools

Preferred

  • 5+ years of experience in building automation or HVAC controls, including project delivery
  • Bachelor's degree in engineering, engineering technology, or equivalent experience
  • PMP or comparable project management training
  • Mission-critical or data center experience, including work with EPMS, leak detection, and high-density cooling
  • Experience with OT security requirements, SCADA, or Ignition
  • Vendor certifications on your BAS platform(s)

Skills & Competencies

  • Technical depth in HVAC systems and controls strategies
  • Schedule and budget management
  • Problem-solving under schedule pressure
  • Clear documentation and written communication
  • Ability to lead field technicians and subcontractors

Working Conditions

  • Mix of office and active construction site work
  • Travel to project sites as required
  • PPE required on site, with the ability to climb ladders and access mechanical spaces
