Languard is a growing, independent property management company based in South West London. We manage residential blocks and work closely with leaseholders, directors and contractors to provide a responsive, practical service.

We are looking for an experienced Block Manager to join our growing team. You will take responsibility for a sensible-sized portfolio of approximately 250 units, predominantly in South West London. We keep portfolios manageable so our managers have the time to do their best work, stay on top of issues and keep clients happy.

The role

You will manage your portfolio across the full range of block management work, including:

• Building strong relationships with leaseholders, residents and RMC directors.
• Visiting properties regularly and following through on issues identified.
• Coordinating repairs, planned maintenance and contractors.
• Managing budgets, service charges and expenditure alongside our accounts team.
• Overseeing compliance, including fire safety and statutory inspections.
• Handling insurance claims, complaints and day-to-day enquiries.
• Supporting major works and Section 20 consultation.
• Preparing for and attending directors’ meetings and AGMs.

About you

You will have at least three years’ experience in block management and be comfortable taking ownership of a portfolio. Experience in a smaller company would be particularly welcome, as we value people who have been involved in all aspects of the role and know how to get things done.

You will be organised, approachable and clear in your communication. You will follow up when you say you will, use good judgement when priorities compete, and take pride in giving clients a reliable service.
