What they need
We are looking for an experienced Block Manager to take ownership of a portfolio of 10+ residential buildings across London. This is a hands-on, client-facing role for someone who is organised, financially literate, confident with people and capable of running a portfolio without needing to be chased.
About Pont & Lyall
Pont & Lyall is an independent residential block management company based in Parsons Green, managing a growing London portfolio of modern new-build schemes and converted residential buildings. We are a small close-knit, ambitious team and value responsiveness, ownership, good judgement and strong client relationships. We want a Block Manager who takes responsibility for their buildings, follows things through and becomes someone our clients can rely on.
The Role
You will take day-to-day responsibility for a number of residential blocks and act as the main point of contact for directors, leaseholders, residents and contractors, while working closely with the wider Pont & Lyall team.
Key Responsibilities
· Manage your own portfolio of residential blocks and developments.
· Build strong relationships with RMC/RTM directors, freeholders, leaseholders and residents.
· Carry out site inspections and ensure actions are followed through to completion.
· Manage repairs, maintenance and contractors from instruction through to completion.
· Obtain and review quotations and monitor contractor performance.
· Assist with planned maintenance, major works and Section 20 consultation processes.
· Prepare service charge budgets with support from the service charge accounting function and monitor expenditure against budget.
· Understand and manage service charge accounts, reserves, arrears and the financial position of your buildings.
· Coordinate insurance claims (where required), fire risk assessments, health and safety inspections and other compliance matters.
· Read and interpret leases and contractor agreements.
· Handle complaints and client queries in a calm, professional and commercially sensible manner.
· Prepare for and attend AGMs and directors' meetings, including occasional evening meetings.
· Maintain accurate property records, correspondence and task management systems.
What We Are Looking For
· At least 4 years' experience in residential block management.
· Experience independently managing a portfolio of residential buildings.
· TPI Level 2 or Level 3 qualification.
· Good working knowledge of residential leasehold management and Section 20 procedures.
· Strong financial literacy, including service charge budgets, expenditure and arrears.
· Excellent organisation, follow-through and attention to detail.
· Confident, clear communication and strong people skills.
· Good working knowledge of Microsoft 365, Adobe Acrobat and general digital systems.
· A full UK driving licence is highly desirable.
The Person
The right person will be confident, outgoing, personable and pleasant to work with, while remaining dependable and professional with clients. You should be comfortable working independently, but equally comfortable taking direction when needed. Reliability matters. We need somebody who takes ownership, keeps on top of their portfolio and does not need repeated chasing to get things done.
What We Offer
· Monday-Thursday from our Parsons Green office, with Friday working from home.
· A varied London portfolio of new-build and converted residential buildings.
· A close-knit team with direct access to decision-makers.
· Genuine responsibility and autonomy over your portfolio.
· Scope to take on greater responsibility as Pont & Lyall continues to grow.
Application
Please apply with your CV and a short note explaining your current block management experience, the type of portfolio you manage and why you are interested in joining Pont & Lyall.
