BMS operators

Position Summary
Monitors and operates the Building Management System around the clock, keeping HVAC and connected building services within set parameters. Responds to alarms immediately, performs first-line troubleshooting, and escalates faults to the supervisor and maintenance team.

Duties & Responsibilities

• Monitor BMS graphics, trends and alarms for chillers, AHUs, FCUs, VAV boxes, CHW pumps, CRAC units and ventilation systems.
• Start, stop and schedule equipment from the BMS per approved sequences and occupancy schedules.
• Adjust setpoints (temperature, humidity, static pressure, CHW supply) within approved limits.
• Track chiller/pump sequencing, CHW supply/return temperatures and differential pressure.
• Acknowledge, diagnose and log all BMS alarms, and take immediate first-line corrective action.
• Report critical alarms immediately, including those linked to electrical, fire alarm or generator systems.
• Identify communication faults (offline controllers, lost points, wrong readings) and raise work orders.
• Verify repairs by confirming command-to-feedback status on the BMS.
• Check DDC controller status, BMS server/network rack and workstations daily.
• Support BMS preventive maintenance: sensor calibration checks, actuator/valve stroke tests, FCU thermostat integration.
• Support testing of fire alarm interfaces (AHU shutdown, smoke mode).
• Complete the shift logbook and daily operation report (status, alarms, actions, response times).
• Prepare trend logs and runtime data for the monthly report.
• Hand over open issues clearly at every shift change.
• Make no unauthorised changes to BMS programming, and document all schedule and setpoint changes.

Qualifications

• Diploma in Mechanical, Electrical, Electronics or HVAC/Instrumentation (B.Sc. is a plus).
• 3–5 years as a BMS operator or controls technician, with at least 2 years in the GCC (Qatar preferred).
• Hands-on experience with Honeywell, Siemens Desigo, JCI Metasys, Schneider EcoStruxure or Trane Tracer.
• Experience in 24/7 critical facilities (broadcast, data centres, hospitals, government) is an advantage.

Technical Skills

• Solid knowledge of chillers, AHUs, FCUs, VAV, CRAC and CHW systems.
• Reading controller I/O points, sensors and actuators, with BACnet/Modbus basics.
• Using BMS monitoring, trending and alarm diagnosis.
• Reading control schematics, sequences of operation and points lists.
• Using a multimeter and clamp meter, with basic electrical safety.
• Excel and Word for logs and reports.

Other Requirements

• Valid QID and transferable visa, or ready to join on company sponsorship.
• Good English; Arabic is an advantage.
• Qatar driving licence is an advantage.
• Subject to client technical interview and approval before deployment.

Pay: QAR1.00 per month
