BUILDER/FACILITY MANAGER

Job Summary

The Builder/Facility Manager will be responsible for the effective management, maintenance, and development of the company's buildings, facilities, equipment, and physical infrastructure. The role involves supervising construction and renovation projects, coordinating maintenance activities, managing contractors, and ensuring that all facilities are safe, functional, and compliant with applicable standards. Key Responsibilities Manage the day-to-day operations and maintenance of company facilities. Conduct regular inspections of buildings, equipment, electrical, plumbing, mechanical, and other facility systems. Identify structural defects, maintenance needs, and potential safety risks and ensure timely resolution. Supervise building construction, renovation, refurbishment, and repair projects. Review building drawings, specifications, work plans, and project requirements. Monitor contractors, artisans, and service providers to ensure quality and timely delivery. Obtain and evaluate quotations for repairs, maintenance, and facility projects. Coordinate preventive and corrective maintenance activities. Monitor facility-related expenses and ensure effective cost control. Manage utilities including electricity, water supply, generators, air-conditioning systems, and other building services. Ensure compliance with building regulations, health and safety requirements, fire safety standards, and relevant regulatory requirements. Supervise facility support personnel, technicians, cleaners, artisans, and other maintenance staff. Maintain proper records of assets, maintenance schedules, repairs, contractors, projects, and facility expenses. Develop and implement preventive maintenance schedules. Respond promptly to facility emergencies and coordinate appropriate corrective actions. Liaise with management, contractors, suppliers, regulatory bodies, and other relevant stakeholders. Recommend improvements, upgrades, and cost-effective solutions for company facilities. Prepare periodic facility management, maintenance, and project progress reports for management. Perform other duties as assigned by management. Qualifications & Requirements Bachelor's Degree/HND in Building Technology, Building, Construction Management, Estate Management, Civil Engineering, or a related field. Minimum of 3–5 years' relevant experience in building construction, facility management, property maintenance, or a related role. Must have practical knowledge of building construction, maintenance, and facility operations. Strong knowledge of building services, including electrical, plumbing, HVAC, and general maintenance. Experience supervising contractors, artisans, and construction/maintenance projects. Good knowledge of health, safety, fire protection, and building regulations. Ability to read and interpret architectural, structural, and building drawings. Strong project management, budgeting, procurement, and cost-control skills. Good communication, negotiation, leadership, and problem-solving skills. Proficiency in Microsoft Office and relevant facility/project management tools. Ability to work independently and respond effectively to emergencies. Membership of a relevant professional body such as NIOB, CORBON, or related professional association will be an added advantage. Candidates must be willing to work on-site and travel to company locations or project sites when required.
