Building Control Inspector

Position Summary

The Building Control Inspector ensures that all residential, commercial, and other construction within Bahria Town complies with approved building plans, Bahria Town building regulations and by-laws, and applicable safety and structural standards. The role involves regular site inspections, identifying violations, and coordinating with owners, contractors, and internal departments.

Key Responsibilities

Site Inspection & Compliance

• Conduct routine and surprise inspections of construction sites across assigned sectors/phases.
• Verify that construction matches approved architectural and structural drawings (setbacks, covered area, height, number of floors, boundary walls, elevations).
• Inspect stages of construction, including plinth/foundation level, structure, and completion, and sign off on stage-wise approvals.
• Monitor compliance with regulations on encroachment, material storage, and site conduct.

Violations & Enforcement

• Identify unauthorized construction, deviations from approved plans, and encroachments on common areas or roads.
• Prepare violation reports with photographs, measurements, and location details.
• Issue notices and stop-work orders as per company procedure, and follow up until rectification.
• Escalate unresolved or serious violations to senior management.

Documentation & Reporting

• Maintain accurate inspection records, checklists, and plot-wise files.
• Submit daily/weekly inspection reports and a monthly summary of violations and compliance status.
• Assist in processing completion/occupancy certificates after final inspection.

Coordination

• Liaise with Town Planning, Design, Survey, Security, and Customer Services departments.
• Guide plot owners, architects, and contractors on regulations and approval requirements.
• Coordinate with Security and Estate Management on site access and enforcement.

Safety & Quality

• Check basic site safety practices (scaffolding, excavation safety, labor safety, debris management).
• Report structural or safety concerns that could endanger residents or neighboring properties.

Qualifications & Requirements

• Education: DAE (Civil/Architecture).
• Experience: 1-5 years in building control, construction supervision, or site inspection (experience in a housing society or development authority preferred).
• Knowledge:
• Ability to read architectural and structural drawings
• Familiarity with building by-laws, zoning regulations, and construction standards
• Basic knowledge of the Building Code of Pakistan and seismic safety requirements
• Skills:
• MS Office, with AutoCAD knowledge preferred
• Use of measuring tools (tape, laser distance meter), cameras, and mobile reporting apps
• Strong report writing in English and Urdu
• Firm but professional communication and negotiation skills

Pay: From Rs35,000.00 per month
