Building Engineer

Job Summary

The Building Engineer is responsible for ensuring the efficient operation, maintenance, and safety of all building systems, equipment, and facilities. This role oversees preventive and corrective maintenance activities, evaluates unit and common area concerns, supervises maintenance personnel and contractors, and assists the Property Manager in implementing engineering projects and maintaining the property's operational standards.

Key Responsibilities

Building Maintenance & Engineering Operations

• Oversee the operation, maintenance, and reliability of all building mechanical, electrical, plumbing, and auxiliary systems.
• Plan, implement, and monitor preventive maintenance programs to ensure optimal equipment performance.
• Conduct routine inspections of building facilities, equipment, and common areas.
• Monitor equipment operability and recommend repairs or replacements as necessary.
• Supervise maintenance personnel and ensure work orders are completed efficiently and in accordance with established standards.

Technical Assessment & Resident Concerns

• Respond to and assess unit and common area maintenance concerns, including water leakage and other engineering-related issues.
• Conduct technical inspections to determine responsibility for repairs, including developer-related defects, warranty claims, upper unit issues, or owner-responsible repairs.
• Prepare spot reports, technical findings, and recommendations for management and unit owners.
• Coordinate access schedules with residents, contractors, and relevant parties for inspections and repair activities.

Renovation & Contractor Management

• Evaluate and approve renovation work permit applications and gate passes in compliance with building policies.
• Conduct orientations for contractors regarding renovation guidelines, house rules, safety procedures, and approved scopes of work.
• Monitor renovation activities to ensure compliance with approved permits and building regulations.

Project & Procurement Support

• Assist the Property Manager in supervising special engineering and improvement projects.
• Prepare Purchase Orders (POs), Abstracts of Bids, and other procurement documents for engineering requirements.
• Monitor project accomplishments and provide regular progress updates.

Utilities, Monitoring & Reporting

• Monitor and manually encode utility consumption data, including electricity and water usage.
• Maintain engineering logs, maintenance checklists, equipment records, and operational reports.
• Prepare engineering reports, maintenance accomplishment reports, and project status updates in the property management system (HELM).
• Ensure all engineering documentation is accurate, complete, and submitted on schedule.

Inventory & Asset Management

• Monitor engineering materials, spare parts, tools, and equipment inventory.
• Maintain accurate stock records and recommend replenishment of critical supplies.
• Ensure proper safekeeping and accountability of engineering assets.

Qualifications:

• Licensed Mechanical Engineer or Electrical Engineer
• At least 2–5 years of experience in building operations and facilities management
• Safety Officer 2 (SO2) Certification or higher
• BOSH Certified
• Pollution Control Officer (PCO) Certification is an advantage
• Experience in operating and maintaining:
• Sewage Treatment Plant (STP)
• Generator Sets
• Elevators
• Fire Protection Systems
• Energy Management training is an advantage
• Strong leadership and contractor management skills
