Building Engineer II (Licensed) - Nuvali, Laguna

Position Purpose

The Building Engineer is responsible for ensuring the total operational reliability, safety, and efficiency of all mechanical, electrical, plumbing, and mechanical/facility assets within the property.

In this role, you will take direct responsibility for continuous equipment inspections, execution of preventive and corrective maintenance, utility management, and construction oversight. You will also lead property safety compliance and serve as the technical lead during engineering projects, testing, and validation processes.

Detailed Key Duties & Responsibilities

• Facility & Equipment Operations:

  • Conduct routine, scheduled inspections of all major building assets, equipment, and structural systems to ensure uninterrupted business operations and tenant satisfaction.
  • Develop, implement, and track proactive preventive maintenance schedules to extend asset lifecycles and reduce unexpected breakdown costs.
  • Direct and perform corrective maintenance for equipment failures, ensuring minimal operational downtime and quick issue resolution.

• Energy Management & Cost Control:

  • Monitor daily and monthly utility consumption (electricity, water, fuel) to identify efficiency opportunities and baseline trends.
  • Formulate and execute innovative energy-conservation measures to achieve property cost efficiencies without compromising operational quality.

• Project Management & Construction Oversight:

  • Prepare and review technical plans, scope of works (SOW), cost estimates, and engineering drawings for minor/major facility projects and upgrades.
  • Supervise all tenant fit-outs and site construction works, enforcing strict compliance with property design guidelines, safety codes, and building specifications.

• Safety, Compliance & Risk Management:

  • Enforce all property safety programs, health standards, and fire/life-safety compliance protocols to mitigate environmental risks and decrease property liability.
  • Oversee technical testing, verification, and validation processes for critical machinery, safety gear, and building control systems.

• Reporting, Documentation & Communication:

  • Log, track, and communicate work request tickets from internal units and tenants, ensuring timely resolution and status updates.
  • Maintain up-to-date technical archives, technical logs, machinery manuals, and as-built documentation.
  • Prepare and deliver technical briefings, system presentations, and operational status reports to cross-functional teams and senior executive management.

Qualifications & Essential Requirements

• Education: Bachelor's Degree in Mechanical Engineering or Electrical Engineering.

• Professional Registration: Must be a Registered Mechanical Engineer (RME) or Registered Electrical Engineer (REE).

• Experience: Minimum of 4 to 5 years of hands-on experience in Mall, Retail, or Commercial Property Management settings.

• Core Competencies:

  • Advanced understanding of HVAC, electrical distribution, plumbing, fire protection, and building automation systems.
  • Demonstrated track record in managing project construction, vendor scopes, and contractor compliance.
  • Strong familiarity with local building codes, occupational health and safety standards, and utility cost-management tools.
  • Excellent project oversight, technical writing, presentation, and cross-functional communication abilities.
