Building Engineer (Mechanical Engineer)

• Oversee the daily operation and monitoring of building mechanical, electrical, plumbing, HVAC, and other technical systems.
• Operate and monitor cooling towers and chilled-water systems, including pumps, condenser-water systems, and related equipment.
• Monitor cooling tower performance, water temperature, water level, fan operation, vibration, and general equipment condition.
• Conduct routine inspection and troubleshooting of cooling towers and chilled-water systems.
• Coordinate cooling tower cleaning, water treatment, chemical dosing, and preventive maintenance.
• Monitor chiller and cooling tower operating parameters and report abnormal conditions or equipment issues.
• Assist in maintaining efficient HVAC operation and minimizing energy consumption.
• Supervise contractors and service providers performing preventive and corrective maintenance.
• Respond to building equipment breakdowns, technical complaints, leaks, power interruptions, and other engineering concerns.
• Conduct regular inspections of common areas, equipment rooms, plant rooms, and building facilities.
• Monitor and follow up on preventive maintenance schedules and ensure maintenance activities are completed on time.
• Maintain records of equipment operation, maintenance activities, inspections, incidents, and repairs.
• Prepare daily, weekly, and monthly engineering reports.
• Coordinate with the Building/Property Manager regarding technical issues, repairs, projects, and operational concerns.
• Attend to residents' or tenants' technical concerns and ensure timely resolution.
• Ensure compliance with building safety procedures, engineering standards, and applicable regulations.
• Perform other duties related to building and property operations as assigned by management.

Qualifications

• Degree or diploma in Mechanical Engineering, Electrical Engineering, or a related technical field.
• At least 3 years of experience in property, building, facilities, or engineering operations.
• Strong hands-on experience in cooling tower operation is highly preferred/required.
• Experience with chilled-water systems, chillers, condenser-water pumps, and HVAC equipment.
• Knowledge of preventive maintenance and basic troubleshooting of building equipment.
• Experience in supervising contractors and maintenance service providers.
• Good communication, coordination, reporting, and problem-solving skills.
• Willing to work on weekends, holidays, shifting schedules, or respond to emergencies when required.

Key Requirement

• Candidates with substantial hands-on experience in cooling tower operation and chilled-water HVAC systems are strongly preferred. General building/property engineering experience is also required.

Pay: Php45,000.00 - Php50,000.00 per month
