Building Maintenance Foreman

Team Supervision and Work Coordination

· Lead and supervise maintenance technicians, utility personnel, and service providers.

· Assign daily work schedules and monitor the completion of assigned tasks.

· Ensure proper manpower deployment and productivity.

· Conduct toolbox meetings and daily work briefings.

Preventive and Corrective Maintenance

· Implement preventive maintenance activities according to approved schedules.

· Monitor corrective maintenance and emergency repairs.

· Inspect completed maintenance works and ensure quality standards are met.

· Report equipment abnormalities and recommend corrective actions.

Building Inspection and Monitoring

· Conduct routine inspections of building facilities and equipment.

· Monitor the condition of:

1. Electrical systems
2. Air-conditioning systems
3. Plumbing and sanitary facilities
4. Fire protection systems
5. Generators and auxiliary equipment

· Report deficiencies and maintenance requirements.

Tenant and Client Support

· Respond promptly to tenant service requests and complaints.

· Coordinate maintenance activities with building occupants.

· Ensure customer concerns are addressed professionally and efficiently.

Emergency Response

· Respond to building emergencies such as:

1. Power interruptions
2. Water leaks
3. Equipment failures
4. Fire alarms
5. Safety incidents

· Coordinate immediate corrective actions and incident reporting.

Safety, Compliance, and Risk Management

· Ensure compliance with company safety policies and government regulations.

· Monitor the use of Personal Protective Equipment (PPE).

· Identify and report unsafe conditions and practices.

· Assist during safety inspections and emergency drills.
