Building Maintenance Operator

General Description

Operator performs a variety of general maintenance tasks independently in such areas as mechanical, plumbing, electrical, and preventative maintenance. This position is contingent upon successful completion of a pre-employment background check, drug-screen and physical.

Essential Functions

• Performs all general maintenance, routine inspections, repairs, and installation duties in an organized manner.
• Demonstrates strong attention to detail and the ability to multitask and prioritize work orders.
• Maintains plumbing systems by installing and repairing plumbing fixtures, pipes, and associated apparatus.
• Maintains lighting systems by installing and repairing lamps, ballasts, wiring, and fixtures.
• Maintains building climate systems by installing and servicing heating, ventilation, and air conditioning equipment.
• Ensures all work is completed safely, thoroughly and in a timely manner. All work is subject to inspection while in progress and upon completion for quality and adherence to prescribed procedures and standards.
• Demonstrates the proper use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
• Demonstrates regular punctual attendance and adheres to policies and procedures.
• Clearly communicates with management, employees, customers, and vendors through accurate oral and written communication.
• Receives instructions, prioritizes tasks, and completes duties assigned by supervisor.
• Performs all duties following organizational chain of command.
• Performs other duties as assigned.

Minimum Qualifications

• High school diploma or equivalent.
• Five years’ experience in general maintenance work or equivalent combination of education and experience that will provide the required knowledge, abilities and skills.
• Must have valid driver’s license.
• Demonstrates excellent interpersonal skills and communicates clearly and congenially with employees and vendors.
• Must have good verbal and written communication skills.
• Must have proficient ability to use standard office equipment such as computers, phones, photocopiers, scanners, and fax machines.
• Must dress according to City Center Management Dress Code policy.
• Must be prompt and dependable.
• Must be able to bend and crawl in confined and cramped spaces such as ceilings, pipe chases, crawl spaces, and over/under machinery and duct work.
• Must be able to work outside in the elements, which include inclement weather, extreme cold and hot temperatures, during evening hours and in low-light conditions.
• Must be able to safely climb stairs, work on ladders up to 20 feet and be elevated with genie lift up to 36 feet.
• Ability to move around office, premises, carrying a full tool pouch weighing approximately 10 - 20 lbs.
• Must be able to safely lift heavy and awkward equipment such as pumps, motors, compressors, ladders, machinery parts, and large tools up to 50 lbs.

Preferred Qualifications

• Prior commercial building maintenance experience.
• Excellent ability to use Microsoft Word, Excel, and Outlook.
