BUILDING MAINTENANCE TECH

(MAINTENANCE MECHANIC I)

NATURE OF WORK

Under general supervision, performs semi-skilled work in the maintenance and repair of buildings, public property, parks and associated heating, water, plumbing, ventilation and air conditioning systems associated with such property.

EXAMPLES OF WORK PERFORMED

Maintains repairs or replaces restroom fixtures, water service lines, drinking fountains, sewer lines and underground sprinkler systems; tests and operates emergency generators; checks elevator electrical system and hydraulic fluid.

Checks and repairs heating and boiler controls, and systems; checks and maintains air compressor, pumps, and motors; cleans and changes filters in air conditioners; may water and fertilize lawn, trim shrubbery and trees.

Repairs or replaces light fixtures, field lighting and components; maintains irrigation controls, kiddie rides and electric scoreboards; assists in plumbing and some electronic repairs and installations; fills in in the repair of traffic signals; replaces broken glass; paints interiors.

Performs carpentry duties; repairs automatic and other doors, furniture, flooring and related installations; removes now and ice; performs janitorial and custodial duties; drives light to medium trucks and operates some light equipment; welds or brazes metals; repairs concrete and plaster; occasionally leads helpers.

Responds to after hours calls.

May occasionally operate motor graders, rollers, snowplows and other medium and heavy equipment.

Performs other work, which is consistent with the essential elements of the job.

DESIRABLE KNOWLEDGE, ABILITIES AND SKILLS

Knowledge of standard practices, methods, materials and tools used in the maintenance and repair trades.

Ability to diagnose mechanical and some electrical defects and determines parts and adjustments necessary to correct the problem.

Ability to talk and hear in person, by telephone and two-way radio; ability to see and read instructions, plans and manuals and repair orders.

Ability to follow oral and written instructions.

Ability to establish and maintain effective relationships with employees, officials and the public.

EXPERIENCE AND TRAINING

Any combination of experience and training equivalent to completion of the eighth grade, plus two years of experience in the building trades, involving plumbing and electrical work, supplemented by vocational or other training in low pressure boiler operations, plumbing or a similar field.

SPECIAL REQUIREMENTS

Possession of valid Commercial Driver’s License as required by the State of Nebraska; ability to obtain Journeyman plumber and electrical licenses.
