BUILDING MANAGER

Key responsibilities

• Oversee all day-to-day building operations, including maintenance, security, and cleanliness of common areas
• Manage tenant relations and respond promptly to maintenance requests and tenant concerns
• Coordinate with maintenance staff and contractors to ensure timely repairs and preventative maintenance
• Monitor building security systems, access controls, and implement safety protocols
• Prepare and manage building budgets, track expenses, and optimise operational costs
• Conduct regular inspections of the property to identify maintenance issues and safety hazards
• Manage utility services and ensure efficient consumption of resources
• Maintain comprehensive records of maintenance activities, repairs, and building documentation
• Enforce building policies and lease agreements with professionalism and consistency
• Liaise with property owners, management companies, and relevant authorities as required

What we're looking for

• Minimum 3 years of experience in building management or residential property management

• Strong knowledge of building maintenance systems, including HVAC, plumbing, electrical, and security systems

• Excellent communication and interpersonal skills with the ability to manage diverse stakeholder groups

• Proven organisational and time management capabilities with strong attention to detail

• Experience in budget management and financial reporting

• Knowledge of local building codes, regulations, and compliance requirements in Jakarta

• Leadership qualities with the ability to manage and motivate a team of maintenance and administrative staff

• Problem-solving abilities and a proactive approach to managing building operations

• Certification in Building Management or a related field is advantageous
