BUILDING MANAGER
Are you an experienced Building Manager with a strong understanding of strata and building operations?

Our client is seeking a proactive Building Manager to oversee the day-to-day operations, presentation and maintenance of a residential complex with some commercial tenancies in the building as well.

Working closely with Strata Managers, owners, strata committees, tenants, contractors and service providers, you’ll play an integral role in ensuring the building is well maintained, compliant and operating efficiently.

This is an excellent opportunity for someone who enjoys being out on-site, building strong relationships and taking ownership of the day-to-day management of the building.

ABOUT THE ROLE

• Overseeing the day-to-day operation and presentation of one building
• Conducting regular inspections and identifying maintenance and repair requirements.
• Liaising with owners, strata committees, residents and tenants regarding building and common property matters.
• Coordinating contractors and trades for maintenance, repairs and capital works.
• Obtaining and reviewing quotes and coordinating approved works.
• Managing preventative and reactive maintenance programs.
• Monitoring contractor performance and ensuring works are completed to an appropriate standard.
• Assisting with building compliance, essential services and safety requirements.
• Responding to building issues and coordinating appropriate solutions.
• Maintaining accurate building records, reports and maintenance documentation.
• Working closely with the Strata Management team to ensure owners and committees receive a high level of service.
• Identifying opportunities to improve the presentation, functionality and ongoing maintenance.

ABOUT YOU You’ll be a confident and approachable property professional who understands the unique requirements of managing strata buildings and common property.

• Previous experience as a Building Manager, Facilities Manager or within strata/property management.
• Strong understanding of strata buildings, common property and building operations.
• Experience coordinating contractors, trades and service providers.
• Excellent communication and stakeholder management skills.
• Strong organisational skills and exceptional attention to detail.
• The ability to manage multiple maintenance issues and competing priorities.
• A proactive, practical and solutions-focused approach.
• The confidence to deal professionally with owners, committees, residents and contractors.
• The ability to work autonomously while working collaboratively with the wider team.
• A genuine commitment to maintaining high standards across the portfolio.

You’ll work closely with an experienced Strata Management team and have the opportunity to make a genuine impact on the day-to-day operation, presentation and long-term maintenance of the building under your care.
