Building Manager

About the role:

Reporting to the Property Manager, the successful candidate will be the site ambassador for Workman - Welcome Offices, will lead by example and mentor the onsite team to provide a consistent, exceptional level of customer service to occupiers and visitors. The individual will be the face of the management team onsite and will be required to work closely with all occupiers in the building to support the smooth running of their businesses, with a particular focus on occupier retention and satisfaction.

About the property :

The Lincoln is a 101,000 sq. ft. prime office building.

Day to day, you’ll:

• Foster strong, sustainable relationships with occupiers, ensuring high levels of satisfaction and value.
• Create and maintain a building community.
• To consistently, exceed client and occupier expectations and deliver long term, sustainable customer experience,both internally and externally.
• Lead occupier meetings (including agendas and minutes) and oversee onsite interactions.
• Act as the occupiers’ first point of contact for the management team.
• Understand commercial lease structures and support property management teams with occupier fit-outs, alterations, and wayleave proposals.
• Through a collaborative approach with occupiers, introduce and drive sustainability initiatives at the building
• Team Leadership: Lead and develop site teams, promoting collaboration and service excellence.
• Financial Management: Manage service charge budgets, invoices, purchase orders and capital expenditure (CAPEX).
• Client and Occupier Relations: Implement client strategies, support management reporting and manage occupier enquiries, fit-out works, alterations and wayleave applications.
• Supplier Management: Oversee hard and soft services, monitor contractor performance against SLAs and KPIs, and ensure value for money.
• Health, Safety and Compliance: Maintain a minimum 97% H&S compliance score, ensure statutory maintenance requirements are met, manage permits and risk assessments, and conduct regular inspections to maintain a safe and compliant building.

• Strong communication, presentation, and organisational skills.
• Proficiency in Microsoft Office.
• Exceptional attention to detail.
• Well organised and proficient time and diary management skills.
• Ability to prioritise, self-motivate, solve problems independently, and work under pressure.
