What they need

Position Overview

Miami Downtown Condominium, a 345-unit high-rise residential building in Downtown Miami, is seeking an experienced, hands-on Building Operations Manager / Building Engineer to oversee the building's maintenance operations, mechanical systems, maintenance personnel, and outside contractors.

We are looking for a proactive, technically knowledgeable professional who takes ownership of building operations, identifies potential problems before they become emergencies, and ensures that repairs and maintenance are completed properly and efficiently.

An engineering degree is not required. Extensive practical experience with high-rise building operations, mechanical systems, and maintenance management is essential.

Key Responsibilities

Building Systems & Maintenance

  • Oversee the daily operation and maintenance of HVAC systems, cooling towers, pumps, plumbing, electrical systems, elevators, and other building equipment.
  • Develop, implement, and maintain a comprehensive preventive maintenance program.
  • Conduct daily building inspections to identify deficiencies, safety concerns, and needed repairs.
  • Troubleshoot mechanical and operational problems and coordinate timely solutions.
  • Maintain accurate equipment records, maintenance logs, and service histories.

Staff Supervision

  • Supervise, schedule, train, and evaluate the building's maintenance personnel.
  • Assign and prioritize daily work orders, repairs, and preventive maintenance tasks.
  • Ensure maintenance staff complete assignments efficiently and to established quality standards.
  • Promote accountability, teamwork, and safe work practices.

Contractor & Project Oversight

  • Coordinate and supervise outside contractors performing repairs, maintenance, and capital improvement projects.
  • Review contractor proposals, evaluate recommended repairs, and assist Management in obtaining competitive bids.
  • Monitor contractor performance and ensure work is completed according to approved scopes.
  • Coordinate required inspections, permits, and follow-up work with appropriately licensed professionals.

Operations & Management

  • Work closely with the Property Manager and senior Management to establish maintenance priorities and plan upcoming projects.
  • Maintain and monitor the building's maintenance work-order system.
  • Assist with maintenance budgeting, cost control, and long-term equipment replacement planning.
  • Provide regular updates on building conditions, outstanding repairs, contractor performance, and upcoming maintenance needs.
  • Coordinate responses to building emergencies, including after-hours situations when necessary.

Qualifications

  • Minimum 8 years of building maintenance or mechanical systems experience, preferably in high-rise residential or commercial buildings.
  • Minimum 4 years of supervisory or management experience.
  • Strong working knowledge of HVAC, cooling towers, pumps, plumbing, electrical systems, and building automation controls.
  • Demonstrated experience supervising maintenance personnel and outside contractors.
  • Experience developing and implementing preventive maintenance programs.
  • Ability to read equipment manuals, technical specifications, and contractor proposals.
  • Strong organizational, communication, leadership, and problem-solving skills.
  • Comfortable using computers and maintenance management software.
  • Experience with Florida condominium buildings and applicable inspection requirements preferred.
  • HVAC or other relevant technical certifications are a plus.
  • Engineering degree and Professional Engineer (PE) license are not required.

Ideal Candidate

We are seeking someone who is not simply reactive, waiting for equipment to break down or Management to identify problems.

The successful candidate will take initiative, inspect the property regularly, anticipate maintenance needs, supervise staff effectively, hold contractors accountable, and make practical recommendations that protect the building and the Association's investment.

This is a hands-on leadership position requiring both technical expertise and strong management skills.

Pay: $78,000.00 - $83,000.00 per year

Benefits:

  • Health insurance
  • Paid time off
