Building Operations Officer

We are seeking a Building Operations Officer to oversee mall technical operations, tenant construction, and facility maintenance. You will be the bridge between mall management and tenants, ensuring all store renovations, repairs, and daily operations comply with building codes and mall standards.

Key Responsibilities

1. Mall Operations & Maintenance

• Conduct daily walkthroughs to identify and document areas requiring repair or improvement.
• Generate Job Orders and coordinate with Facility & Property Management (FPM) for manpower and execution.
• Supervise the Safety Team’s regular inspections (Kitchen fire suppression, gas leak detection, and baffle filter cleaning).

2. Tenant Construction & Renovation

• Pre-Construction: Lead ocular inspections, assist tenants with site measurements, and review MEPF (Mechanical, Electrical, Plumbing, Fire) plans.
• Supervision: Monitor new store construction from start to finish to ensure timeline compliance and adherence to approved plans.
• Quality Control: Conduct final inspections, create punch lists, and coordinate with technical teams for final operational clearance.

3. Tenant Relations & Technical Support

• Review and approve work permits for tenant repairs, renovations, and store demolitions.
• Provide technical job scoping and area assessments for prospective and existing tenants.
• Facilitate pre-construction meetings to discuss Design & Construction Guidelines.

4. Egress & Turn-over Management

• Manage the store turnover process for vacating tenants, including demolition meetings and site orientations.
• Identify leasehold improvements for buy-out or demolition and prepare associated cost estimates.
• Conduct final area inspections to ensure spaces are ready for formal turnover.

Qualifications

• Strong background in Building Operations, Engineering, or Construction Management.
• Knowledgeable in MEPF plan review and National Building Codes.
• Proven experience in supervising contractors and technical teams.
• Excellent communication skills for coordinating between tenants, leasing, and facilities.
