Building Services Engineer

Role

Deliver and maintain integrated building-services engineering across complex commercial, industrial, institutional, and specialised facilities.

You will own the technical performance of building-services systems from design and installation through operation, maintenance, troubleshooting, optimisation, and lifecycle improvement, with the ability to diagnose and resolve complex technical issues and provide definitive engineering direction on every major call-out.

Core Responsibilities

• Lead building-services requirements definition, design basis, feasibility, concept development, engineering calculations, equipment selection, detailed design, and technical documentation.
• Design, integrate, inspect, test, commission, troubleshoot, maintain, and optimise building-services systems across HVAC, electrical, plumbing/public health, fire protection, ELV, BMS, smart-building, and associated systems.
• Diagnose equipment, system, control, electrical, mechanical, and building-services failures, determine root causes, and develop effective corrective solutions.
• Respond to technical call-outs and provide hands-on engineering diagnosis, technical direction, repair, replacement, restoration, and performance recovery where required.
• Develop preventive and corrective maintenance strategies, maintenance procedures, inspection requirements, and technical standards for building-services assets.
• Assess asset condition, recurring failures, system performance, energy consumption, reliability, and lifecycle risks, and implement improvement measures.
• Technically direct and manage facilities-maintenance personnel and specialist technicians during maintenance interventions, ensuring problems are properly diagnosed and resolved rather than merely reported or escalated.
• Review maintenance reports, fault histories, service records, equipment condition, and performance data to identify systemic problems and eliminate recurring failures.
• Support procurement through technical enquiries, equipment evaluation, vendor engagement, bid analysis, technical submittal review, and spare-parts/equipment selection.
• Conduct site inspections, installation reviews, design reviews, multidisciplinary coordination, interface management, clash resolution, constructability reviews, and technical audits.
• Verify technical deliverables, maintenance quality, installation quality, testing results, commissioning activities, and final system performance.
• Engage directly with clients, consultants, contractors, vendors, facilities teams, and other stakeholders on technical matters.
• Maintain full accountability for the technical quality, reliability, safety, and performance of assigned building-services systems.

Requirements

• Minimum Experience: 5+ years
• Bachelor's degree in Mechanical Engineering, Electrical Engineering, Building Services Engineering, or a closely related engineering discipline.
• Proven experience across building-services design, installation, testing, commissioning, operation, maintenance, troubleshooting, and technical problem resolution.
• Strong practical experience with complex commercial, industrial, institutional, or specialised facilities.
• Demonstrated ability to independently diagnose difficult technical problems and determine appropriate corrective action.
• Experience working directly with facilities-maintenance teams, technicians, contractors, vendors, and specialist service providers.
• Strong communication, technical reporting, decision-making, problem-solving, and stakeholder-management skills.
• High integrity, professionalism, ownership mentality, and execution discipline.

Technical Proficiency

Demonstrated expertise in:

• HVAC and mechanical building systems; electrical power and distribution; generators; UPS; lighting; plumbing and public health; fire protection; ELV; BMS; smart-building systems; controls and associated building infrastructure.
• Equipment diagnosis, fault finding, root-cause analysis, preventive and corrective maintenance, repairs, replacements, system restoration, performance optimisation, and reliability improvement.
• Building-services engineering calculations, equipment sizing, system design, specifications, schedules, BOQs/BOMs, quantity take-offs, drawings, BIM coordination, and technical documentation.
• AutoCAD, Revit MEP/BIM, Navisworks, and relevant engineering analysis, simulation, coordination, and design software.
• Engineering codes, standards, maintenance standards, technical specifications, QA/QC, testing, commissioning, troubleshooting, and technical issue resolution.
