Building Superintendent

Job Summary

We are seeking a reliable, responsible, and hands-on Building Superintendent to oversee the day-to-day maintenance and upkeep of a 25 unit residential apartment building.

The successful candidate will be someone who takes pride in their work, enjoys fixing things, and is comfortable working independently. This is a hands-on position requiring strong general maintenance and handyman skills.

Key Responsibilities

• Perform general building maintenance, repairs, and preventative maintenance.
• Complete basic plumbing, electrical, carpentry, drywall, painting, and other handyman repairs.
• Assist with rent collection, follow up on outstanding balances, and maintain accurate rent records.
• Inspect the building regularly and identify maintenance or safety issues.
• Maintain hallways, common areas, mechanical areas, and the overall appearance of the property.
• Respond to resident maintenance requests in a professional and timely manner.
• Maintain building grounds and assist with seasonal maintenance.
• Coordinate and provide access to contractors when specialized work is required.
• Maintain and monitor the building’s fire safety plans, conduct required safety inspections and report any deficiencies promptly.
• Monitor building systems and report any issues to the Property Manager.
• Respond to urgent maintenance issues and building emergencies when required.

Qualifications

• Previous experience as a handyman, building superintendent, maintenance worker, contractor, or in a similar role.
• Strong practical skills and the ability to troubleshoot and repair common building issues.
• Knowledge of basic plumbing, electrical, carpentry, painting, and general repairs.
• Comfortable using common hand and power tools.
• Ability to work independently, prioritize tasks, and take initiative.
• Relevant trade experience or certifications are an asset.

Compensation: Negotiable based on experience, plus onsite apartment.
