Job Overview

We are seeking a detail-oriented Building Surveyor to support building condition assessments, water leakage investigations, waterproofing inspections, and maintenance recommendations across residential, commercial, and other built environments.

The successful candidate will conduct site inspections, assess building defects, investigate potential sources of water ingress, and prepare technical reports outlining findings and recommended remedial actions. Working closely with project managers, waterproofing specialists, maintenance technicians, and contractors, you will help identify building-related issues and support effective, long-term repair solutions.

This role is suitable for a candidate with a background in building surveying, building maintenance, construction, or building defect assessment who is interested in developing specialised expertise in water intrusion investigation and remedial works.

Key Responsibilities1. Building Condition Surveys

  • Conduct on-site inspections of residential, commercial, and other buildings to assess their general condition and identify visible defects.
  • Examine walls, ceilings, roofs, balconies, bathrooms, façades, basements, and other areas susceptible to water penetration.
  • Identify signs of dampness, water staining, mould, paint deterioration, plaster damage, and other moisture-related defects.
  • Document inspection findings through photographs, measurements, site notes, and condition assessment records.
  • Assess the potential impact of observed defects on building performance, maintenance requirements, and occupant comfort.
  1. Water Leakage Investigation
  • Investigate reported water leakage, dampness, seepage, and water ingress issues within buildings.
  • Assess potential causes, including waterproofing membrane failure, defective sealants, deteriorated joints, plumbing-related leaks, and façade or roof defects.
  • Use appropriate inspection methods and moisture detection equipment, where required, to support the investigation.
  • Distinguish between observed symptoms and potential underlying causes, recommending further testing when necessary.
  • Coordinate with relevant specialists when the source of leakage cannot be established through an initial inspection.
  1. Waterproofing and Remedial Assessment
  • Evaluate the condition of existing waterproofing systems in areas such as roofs, wet areas, balconies, planter boxes, and below-ground structures.
  • Recommend appropriate repair or further investigation options based on site conditions and the nature of the defects identified.
  • Review proposed remedial methods, including sealant replacement, joint repairs, waterproofing reinstatement, and other suitable corrective works.
  • Assess the suitability of proposed repair materials and methods against project requirements and manufacturer recommendations.
  • Provide technical input to help reduce recurring leakage issues and improve the durability of remedial solutions.
  1. Technical Reporting and Documentation
  • Prepare building inspection reports detailing observed defects, inspection limitations, photographs, and recommended actions.
  • Record relevant measurements, moisture readings, test results, and site observations where applicable.
  • Present technical findings in clear language for clients, property managers, contractors, and internal project teams.
  • Maintain organised inspection records, defect registers, and follow-up documentation.
  • Assist in preparing inspection summaries, repair scopes, and technical recommendations for quotations or maintenance proposals.
  1. Repair Works Coordination and Quality Checks
  • Coordinate with project managers, site supervisors, waterproofing technicians, and subcontractors to clarify repair requirements.
  • Conduct follow-up inspections to review completed remedial works against the agreed scope and applicable specifications.
  • Identify outstanding defects or workmanship issues and communicate the required corrective actions.
  • Monitor repair progress and document site conditions before, during, and after remedial works where appropriate.
  • Assist in assessing recurring defects and identifying opportunities to improve repair methods and maintenance practices.
  1. Client and Stakeholder Communication
  • Liaise with property owners, building managers, managing agents, and contractors to understand reported problems and inspection requirements.
  • Explain inspection findings and recommended next steps in a professional and understandable manner.
  • Support site meetings, technical discussions, and follow-up visits as required.
  • Coordinate access arrangements and inspection schedules with relevant stakeholders.
  • Provide updates on investigation progress, findings, and outstanding technical matters.
  1. Safety and Professional Standards
  • Follow applicable workplace safety procedures and site access requirements during inspections.
  • Identify potential hazards associated with wet surfaces, confined areas, roof access, and work-at-height activities.
  • Ensure inspections and technical recommendations are carried out within the candidate's competence and the agreed scope of work.
  • Maintain accurate records and follow relevant company procedures and applicable Singapore requirements.
  • Escalate significant structural concerns, complex building defects, or issues requiring specialist assessment to the appropriate professionals.

Requirements

  • Diploma or degree in Building Surveying, Building Services, Civil Engineering, Construction Management, Facilities Management, or a related discipline.
  • Relevant experience in building inspections, building maintenance, waterproofing, construction defect assessment, or remedial works.
  • Understanding of common building defects and potential causes of water ingress.
  • Ability to interpret building drawings, technical specifications, and site inspection records.
  • Good observational skills, attention to detail, and a methodical approach to identifying and documenting defects.
  • Strong written communication skills and the ability to prepare clear technical reports.
  • Good interpersonal skills and the ability to coordinate with clients, contractors, and internal project teams.
  • Willingness to conduct site inspections at different locations in Singapore.

Preferred Qualifications

  • Experience investigating leakage in roofs, façades, bathrooms, balconies, basements, or other waterproofed areas.
  • Familiarity with moisture meters, thermal imaging equipment, or other suitable building inspection tools.
  • Exposure to waterproofing systems, sealants, concrete repair, façade maintenance, or building envelope remediation.
  • Experience coordinating repair works and conducting post-repair inspections.
  • Familiarity with relevant Singapore building maintenance practices and applicable industry requirements.
  • A valid driving licence would be an advantage if required for site visits.

What We Offer

  • Competitive remuneration based on relevant qualifications and experience.
  • Opportunities to develop specialised expertise in building defect assessment and water intrusion investigation.
  • Practical exposure to building maintenance, waterproofing inspections, and remedial engineering projects.
  • Opportunities to work with experienced technical and site teams.
  • Professional development through ongoing project experience and technical learning.
