Business Data Analyst

The Business Data Analyst serves as the principal analytics and reporting resource for sales account performance. This role is ideal for someone with strong experience in Microsoft Excel, data analysis, ledger management, reconciliation, and reporting, who enjoys identifying discrepancies and turning data into actionable business insights.

The role supports the Sales Controls and Analytics team by preparing reports and insights, identifying discrepancies and risks, maintaining data integrity across sales transactions, and collaborating with Sales, Operations, Finance, and other stakeholders to resolve account-related issues.

Key Responsibilities

A. Sales Account Reporting and Data Governance
Manage and consolidate sales account data and recurring reports while ensuring accuracy, consistency, completeness, and proper data governance. Conduct quality checks and resolve discrepancies to maintain reliable sales information.

B. Account Reservation Analytics
Analyze reservation performance across projects, teams, channels, and product types to identify trends, gaps, risks, and opportunities. Monitor account status and aging to identify items requiring immediate action.

C. Booking and Conversion Analytics
Track the movement of accounts from reservation to booking, including conversion rates, aging, documentation, payments, and contract status. Forecast potential bookings and recommend actions to address delays and improve conversion.

D. Cancellation and Retention Analytics
Monitor cancellations and analyze their causes, financial impact, and recurring patterns. Identify early warning signs of potential cancellations and recommend strategies to retain, recover, or resell accounts.

E. Trend, Diagnostic, and Predictive Analysis
Conduct trend, variance, funnel, cohort, and root-cause analyses to understand sales account performance. Develop forecasts and translate complex data into clear business insights, recommendations, and actionable plans for management.

F. Executive and External Partner Reporting
Prepare accurate and concise weekly, monthly, quarterly, and ad hoc reports, dashboards, and presentations for senior management. Coordinate external reporting requirements and provide clear, data-driven responses to management and partner inquiries.

G. Action Planning and Execution
Translate analytical findings into actionable plans with clear owners, deadlines, and expected outcomes. Monitor progress, validate results, and escalate overdue or high-impact items to ensure timely execution.

H. Reporting Automation and Continuous Improvement
Develop and improve dashboards, automated reporting processes, analytical models, and standardized templates to increase reporting efficiency and accuracy. Collaborate with IT and business teams to improve data systems, processes, and reporting practices.

Qualifications

• Bachelor's degree in Data Science, Business Analytics, Statistics, Applied Mathematics, Finance, Accounting, Economics, Industrial or Management Engineering, Management Information Systems, or a closely related quantitative discipline.
• At least four to six years of progressive experience in data analytics, sales reporting, commercial finance, revenue operations, business intelligence, account controls, or a comparable function.
• At least two years of relevant experience in real estate development, property sales, brokerage analytics, or another environment with a similar reservation-to-booking and cancellation lifecycle.
• Advanced Microsoft Excel skills, including PivotTables, Power Query, lookup and logical formulas, data analysis, reconciliation, and reporting.
• Proficiency in Power BI or similar business intelligence tools, with experience in dashboard development, data modeling, and reporting.
• Working knowledge of SQL for data extraction, validation, analysis, and investigation.
• Experience with CRM, ERP, sales, inventory, collection, or property management systems such as Salesforce, Microsoft Dynamics, SAP, Oracle, NAVIS, or similar platforms.
• Strong understanding of data governance, data quality, reporting standards, and audit controls.
• Excellent PowerPoint presentation and data storytelling skills, with the ability to translate complex data into clear insights and actionable recommendations.
