What they need
- Conduct property search business based on the area and business type store opening strategy, as well as potential and suitable location.
- To propose the business plan to the management base on the overall search and study included geographical, customer volume and base, budget planning.
- To negotiate the size and location of the store with alignment to the Company’s business model and business plan requirement.
- To negotiate the terms and conditions of the lease agreement to ensure maximum benefit for the Company’s benefits in the long term.
- To work closely with Legal team for contract agreement negotiation advise.
- Optimization of investment costs regarding the interior, facilities and basic layout of new stores and existing stores, and bears its numerical responsibility.
- To be the middle man between the Company and Mall Management to ensure store structural facilities are well maintained.
- To work closely with store operations and others department for store opening, closing, renovation and maintenance matter to ensure the work is carry out smoothly and productive.
- Maintain good contact & relationship with Mall Leasing.
- Perform necessary renewal and revamp analysis and create propositions for management approval.
- To manage rental and utility payments minimizing unecessary late payments as well as reconcile.
- Manage protfolio of rental properties ensure timely renewals and necessary payments are made.
- Perform ad hoc duties or tasks as assigned by the superior / management as well from the holding company in Japan from time to time.
