Business Development – Leasing & Location Management

Job Responsibilities

1. Rental & Leasing Management

   • Manage and maintain relationships with landlords, building owners, shopping complexes, and property management teams.
   • Handle rental and leasing agreements, renewals, amendments, and related documentation.
   • Negotiate rental terms, pricing, contract conditions, and renewal agreements.

2. Location Survey & Development

   • Conduct location surveys to identify suitable sites for new stores or business expansion.
   • Evaluate locations based on rental cost, traffic, accessibility, surrounding businesses, and business potential.
   • Coordinate site visits and communicate findings to management.

3. Landlord & Property Relationship

   • Build and maintain strong long-term relationships with landlords and property owners.
   • Act as the main contact person for rental-related matters, issues, and negotiations.
   • Coordinate with landlords/property management on maintenance, renovation, signage, access, and other store-related matters.

4. Business Development

   • Identify new rental opportunities and potential locations for business expansion.
   • Engage with shopping malls, commercial buildings, property owners, and other relevant parties.
   • Support the company in expanding and maintaining its store network.

5. Internal Coordination

   • Coordinate with internal departments regarding rental, leasing, store opening, renewal, and location-related matters.
   • Monitor rental agreements, contract expiry dates, and renewal timelines to ensure timely action.

Requirements

• Thai national preferred.
• Bachelor's degree in Business Administration, Real Estate, Marketing, or a related field.
• Experience in Business Development, Leasing, Property Management, Retail Expansion, or related roles is preferred.
• Good negotiation and communication skills.
• Strong relationship-building and interpersonal skills.
• Able to communicate and negotiate confidently with landlords, property owners, and shopping mall management.
• Good knowledge of local retail locations and commercial properties is an advantage.
• Able to travel for location surveys and site visits when required.
• Good organizational skills with the ability to manage multiple rental agreements and locations.
• Proficient in Thai and basic-to-good English communication.
