Capex Controller

We are currently looking for an experienced Real Estate CAPEX Controller to support the financial management, governance, and reporting of a global real estate investment portfolio during a maternity leave cover assignment.

This position is ideally suited for professionals with a background in Real Estate Finance, Real Estate Controlling, CAPEX Controlling, Property Accounting, or Project Controlling within construction and infrastructure environments. The successful candidate will play a key role in overseeing investment projects, monitoring capital expenditures, supporting investment decisions, and ensuring transparency across a diverse international real estate portfolio.

Responsibilities

• Manage and oversee financial reporting for global real estate assets and investment projects
• Prepare budgets, forecasts, cash flow analyses, and management reports
• Monitor CAPEX projects against approved budgets, committed spend, actual costs, and forecast-at-completion
• Support investment governance and capital expenditure approval processes
• Conduct financial analyses and due diligence for acquisitions, disposals, lease agreements, and major investment projects
• Ensure compliance with IFRS, accounting standards, tax regulations, and internal financial policies
• Develop and maintain financial controls related to real estate and CAPEX activities
• Support internal and external audit processes
• Collaborate closely with Finance, Tax, Treasury, Procurement, Legal, Facilities Management, and external stakeholders
• Provide financial insights and recommendations to support strategic investment decisions
• Drive process improvements, automation initiatives, and reporting enhancements
• Develop and maintain management dashboards and portfolio reporting using SAP, Power BI, FORMA, or similar platforms

Qualifications

• Bachelor's degree in Finance, Accounting, Real Estate Finance, Business Administration, or a related discipline
• Minimum 5 years of experience in Financial Controlling, CAPEX Controlling, Real Estate Finance, Real Estate Accounting, or Project Controlling
• Strong understanding of budgeting, forecasting, financial reporting, and investment analysis
• Proven experience managing real estate, construction, infrastructure, or property-related investment projects
• Sound knowledge of IFRS and financial governance processes
• Experience with lease accounting (IFRS 16) is highly desirable
• Advanced Excel skills and hands-on experience with SAP or comparable ERP systems
• Knowledge of Power BI, FORMA, or similar reporting tools is considered a strong advantage
• Excellent analytical and problem-solving capabilities
• Ability to manage multiple stakeholders in an international environment
• High level of accuracy, integrity, and attention to detail
• Fluent German and English are mandatory
