Position Details
Job title: Carpenter
Department: Construction and Property Operations
Reports to: Project Manager
Work location: Zehr Buildings projects and properties; local travel required
Employment status
Full-time; schedule and overtime needs based on project workload
Key Responsibilities
Planning and layout
Review plans, drawings, specifications, work orders, and written scopes before starting assigned work. Confirm dimensions, materials, sequence, access, and interfaces with other trades.
Measure, mark, cut, assemble, and install building components accurately using established layout practices. Check plumb, level, square, elevation, and alignment throughout the work.
Identify missing information, conflicting dimensions, concealed conditions, damage, or conditions that may affect safety, cost, schedule, or code compliance. Stop affected work and promptly report the issue to the Project Manager before proceeding.
Help sequence work and prepare material and tool lists. Confirm that approved materials are available before work begins and communicate shortages or delivery concerns early.
New construction and structural carpentry
Perform site and building preparation related to carpentry, including layout, temporary protection, and staging, as directed.
Build, modify, and install wood and approved engineered framing for floors, walls, partitions, roofs, stairs, openings, blocking, backing, and supports according to plans and applicable requirements.
Install sheathing, subflooring, underlayment, exterior trim, fascia, soffits, and other carpentry components specified for the project.
Frame and prepare rough openings for doors, windows, cabinets, access panels, and mechanical, electrical, or plumbing work; coordinate clearances and required backing with the responsible trades.
Build and install stairs, landings, ramps, guards, handrails, and related components where included in the project scope.
Rebuild, renovation, and repair work
Remove damaged or deteriorated carpentry materials carefully, limit disturbance to sound construction, and protect occupants, adjacent spaces, and retained finishes.
Assess visible framing and substrates during demolition. Photograph and report concealed damage, moisture, rot, insect damage, unsafe conditions, or suspected structural issues; do not conceal or make unapproved structural changes.
Repair or replace framing, subfloors, stairs, doors, windows, trim, cabinets, and other carpentry elements according to the approved scope and direction.
Prepare surfaces and openings for follow-on work, including drywall, flooring, painting, roofing, siding, and mechanical, electrical, and plumbing trades.
Maintain temporary weather protection and secure openings as needed while rebuild work is underway.
Installation and finish carpentry
Install and adjust interior and exterior doors, frames, hardware, baseboards, casing, window trim, shelving, cabinets, countertops, and other finish components as assigned.
Make clean, accurate cuts and joints; fit materials tightly; maintain consistent reveals; and use appropriate fasteners, adhesives, sealants, and installation methods.
Protect finished surfaces and installed products from damage. Repair workmanship issues promptly and leave work ready for the next trade or final inspection.
Jobsite coordination and project closeout
Coordinate daily activities under the direction of the Project Manager and with other trades to avoid rework, unsafe overlap, and blocked access. Follow the project schedule and promptly report delays or dependencies to the Project Manager.
Keep the work area orderly. Secure tools and materials, separate waste as directed, and remove debris from assigned areas at the end of each workday.
Track work completed, hours, material use, and job conditions using the company’s required forms or systems. Provide clear progress updates and flag scope changes before performing extra work.
Participate in walkthroughs, inspections, punch lists, and quality checks. Complete assigned corrections and support project turnover by identifying incomplete work, storing manuals or product information when requested, and returning keys or access devices.
Safety and property protection
Follow Zehr Buildings safety procedures, applicable OSHA requirements, building codes, permit conditions, manufacturer instructions, and supervisor direction. Attend required safety meetings and training.
Use required personal protective equipment and inspect tools, ladders, and equipment before use. Use guards and fall protection as required, and report damaged equipment, hazards, injuries, and near misses immediately.
Maintain safe work zones, control dust and noise as directed, and use appropriate containment and cleanup practices, especially in occupied or adjoining areas.
Do not perform electrical, plumbing, HVAC, hazardous-material abatement, or other regulated work outside the employee’s training, authorization, and licensing. Escalate suspected lead, asbestos, mold, or other hazardous materials and do not disturb them unless properly authorized and equipped.
Safeguard residents, tenants, visitors, company property, vehicles, tools, materials, and confidential information. Follow access, key control, and occupied-property procedures.
Required Qualifications
Demonstrated professional carpentry experience in residential, commercial, or multifamily construction, renovation, or rebuilding.
Working knowledge of construction drawings, measurements, layout, framing methods, common building materials, and finish carpentry practices.
Ability to safely operate common carpentry hand and power tools and to use ladders and jobsite equipment appropriate to the role.
Ability to read a tape measure, perform basic calculations, and accurately follow written and verbal instructions.
Reliable attendance, sound judgment, attention to detail, respectful communication, and the ability to work independently and as part of a project team.
Ability to meet the physical requirements of the position, with or without reasonable accommodation, including standing, walking, bending, kneeling, climbing, reaching, and lifting or carrying job materials and tools.
Possess a valid driver’s license, reliable transportation and be able to travel between project sites as required for the position.
Preferred Qualifications
Experience with residential rebuilds, insurance restoration, multifamily construction, or occupied-property renovation.
Experience coordinating work with drywall, flooring, roofing, siding, painting, and mechanical, electrical, and plumbing trades.
Relevant trade school, apprenticeship, OSHA safety training, or industry certifications.
Performance Expectations
Work is accurate, safe, code-aware, and consistent with approved drawings, specifications, and scope.
Work areas remain orderly and protected, with hazards and unexpected conditions reported promptly.
Progress, delays, material needs, and scope questions are communicated early to the Project Manager.
Work is completed with minimal avoidable damage, rework, and disruption to other trades or occupants.
Punch-list items and assigned corrections are completed by agreed deadlines, and project records are submitted as required.
Physical and Work Environment
Work is performed at active construction, renovation, and rebuild sites, which may include indoor and outdoor areas, occupied properties, changing weather, dust, noise, uneven surfaces, and work at heights. The position may require use of personal protective equipment and handling of construction materials and tools.
