Job Description: Chiller Technician

Key Responsibilities:

• System Maintenance: Perform routine and preventive maintenance on large-capacity centrifugal, screw, scroll, and reciprocating chillers (e.g., York, Carrier, Trane, Daikin).
• Troubleshooting & Repair: Diagnose mechanical and electrical faults in complex chiller systems. Repair or replace compressors, condensers, evaporators, motors, and expansion valves.
• Water Quality Management: Monitor and maintain chilled water chemistry to prevent scaling, corrosion, and biological growth in cooling towers and closed-loop systems.
• Control Systems: Interface with Building Management Systems (BMS) and Programmable Logic Controllers (PLCs) to adjust parameters, calibrate sensors, and optimize plant efficiency.
• Refrigerant Handling: Safely recover, recycle, and recharge large volumes of refrigerants in compliance with environmental regulations.
• Safety & Compliance: Lock out/tag out high-voltage electrical panels (up to 480V+) and adhere to strict industrial safety protocols.
• Documentation: Maintain accurate logs of operational parameters (pressure, temperature, voltage, amperage) and generate detailed service reports.

Required Skills & Qualifications:

• Education: High School diploma supplemented by a formal HVAC-R technical degree, apprenticeship, or trade school certification.
• Experience: Minimum of 3–5 years specifically working with industrial applied systems (not just residential AC).

Job Description: Chiller Technician

Key Responsibilities:

• Work Order Management: Respond promptly to tenant "hot/cold calls" generated via the CMMS, diagnosing and resolving issues within strict facility SLAs.
• Tenant Equipment Maintenance: Perform routine maintenance on Fan Coil Units (FCUs), Air Handling Units (AHUs), Variable Air Volume (VAV) boxes, and VRF/VRV indoor units.
• Filter & Belt Programs: Execute the facility’s quarterly or bi-annual air filter replacement and belt tensioning programs to ensure high IAQ and system efficiency.
• Minor Repairs: Replace faulty thermostats, clear clogged condensate drain pans (to prevent ceiling leaks), replace contactors, and fix localized refrigerant leaks.
• Space Configuration: Assist in adjusting airflow, balancing dampers, or relocating ceiling diffusers when tenant spaces are remodeled or reconfigured.
• Professionalism & Safety: Perform all work in occupied spaces discreetly, ensuring minimal disruption to tenant operations and keeping workspaces impeccably clean.

Required Skills & Qualifications:

• Experience: 4–10 years of commercial HVAC maintenance, preferably in a corporate, hospitality, or property management setting.
