该职位来源于猎聘 What You'll Do You will be negotiating with various business developers, owners as well as entrepreneurs to seek leasing opportunities that will bring commercial/branding values to JAKC. Monitoring tenant's business performance, making precise tenant analysis and sales improvement action plans. Your key responsibilities include, but not limited to:

• Responsible for signing, renewing tenant contracts, and reviewing contract changes in various situations.
• Responsible for the implementation of leasing work and tenant's daily relationship maintenance, regular return visit and business status tracking. Regularly collate and update investment statistics. And complete various statements and reports as required.
• To be involved in the making of plans to progressively update the trade and tenancy mix of the mall via securing new tenants and/or renewal of existing best performers based on the positioning (the 5Cs guideline), the financial plan and the deep understanding of the general retail market development and trend etc. in order to maintain strong competitiveness.
• To conduct frequent retail market research on market rent, major deals closed on street level and malls, up and coming new retail brands/ concepts to Shanghai and China, major news in international retail market etc.
• To assist the vertical leader in the planning and preparation of the annual rental income budget and its relevant business plan; ensure that the rental rate target is reached, and the total rental income of the vertical meets the budget requirements.
• Multi-communication with other Dept like Operation, Finance, Engineer etc, work effectively and secure leasing negotiation, contract signing and fitting out work on time.
• Educate stores’ staff and support efficiently brands’ headquarters on the implementation of.
• high-end customer services in compliance with the quality standards of a luxury retail experience including visual merchandising of window and in-store displays, stock management, customer service and selling practices, promotional plans, store management and housekeeping. Manage/ collaborate with anchor brands to drive their sales to win-win.
• Complete other tasks assigned by the superior. Who You'll Work With Closely working with our vertical leader to report and discuss about the leasing/operation progress. You will constantly look for construction resolution with project team before and during the case negotiation. Also, you will consult with legal and finance team in regard to the contract negotiation. Into the operation, you will cooperate with finance, marketing and PM team closely. Who You Are You are a professional with strong knowledge in beauty and sports brands in current market. You are a thinker with vision that tenants we collaborate with are able to achieve sustainable business and maximize corporate rental profit in the long run. Your professional experiences and key competencies would include, but not limited to:
• 5 years relevant experience in retail leasing
• Proven experience of operational and/or managerial roles within retail, department store, malls.
• Strong Market sense and proactive attitude.
• Good communication and interpersonal skills.
• Good command of business English both oral and written.
• Drives results, especially when working under pressure and tight timelines.
• Negotiates outcomes that are good for the business and the other party, whether they are a colleague, business partner or a client. Ensures all parties leave satisfied.
• Is transparent and willing to learn from successes and mistakes.
• Developed analytical skills with a keen eye for detail and a "can-do" attitude (focused on actions, efficiency and result driven).
