• Establish engineering operating guidelines,procedures and system of records 建立工程运营指导方针、程序及档案管理系统。
• In coordination with building administration,prepare operating schedule of equipment and engineering facilities. Monitor the implementation of the same. Schedule varies to adapt to local climatic seasons. 与建设部协作，准备设备及工程设施的运营维修计划并监督执行，计划应做到多样性以适应本地气候的多样性变化。
• Prepare recommendation for building improvements and additional safety measures to prolong life service of buildingamenities. 为建筑物提供改进建议及附加安全设施以延长服务寿命。
• Manage the bidding and securing of cost proposal for various equipment operation maintenance and project. Evaluate, negotiate and prepare recommendation of the same for management approval.Subsequently check and review contract agreements. Also check and review billings and recommendation for payment. 不同设备设施的运行和维护的报价管理及成本控制，协商并提出建议给管理层，等待其后来的合同审核后批准，同时审核检查并推荐工程款的支付。
• Check and monitor operational performance of equipment and engineering facilities. Recommend measures to keep the equipment to be always in good condition as well as prolong life service. 检查监督设备及工程设施的运营状况，保证设备运营状况良好，提高设备服务寿命。
• Check and review purchase request for engineering concerns. Assist in the procurement as to specification and/or approve equivalent. Recommend possible sources of materials and supplies. 检查审核工程所需物资的购买申请，协助各流程及详细的说明和得到批准。提出可能的供应商建议。
• Coordinate with designers including SMEDD relative to interpretation and/or clarification of plans and specifications. Secure required construction details if any and recommend possible changes to adapt to local requirement. 与设计人员（包括SMEDD）在工程计划和规范的解释和详细说明上进行协作。确保符合建筑细节的要求如果需要应提出可能的改进建议以适应本地的要求。
• Inspect and check on-going or completed projects. Review completion schedules and recommend measures to recover in case of delays. 检查监督在建或完成的工程项目，确保按照计划及交付标准施工，一旦延期应及时改进。
• Conduct inspection of building with permission. 在批准的情况下引导日常商场的检查。
• Coordinate with construction department various engineering operational concerns.Conduct periodic meeting if necessary. 关于各种工程营运问题与建设部进行合作。如果需要应定期参加例会。
• Provide assistance to operation, building administration and other depts. for various engineering concerns, job orders and projects. 为营运部、物业管理及其他部门在各种工程事项、工作许可和计划上提供帮助。
• Implement all other assignments, instructions and requests from management. 完成管理层交办的其他工作。
• Ensure tenant compliance with mall’s policy and procedures regarding the Engineering (firefighting, construction and design,electrical, etc.). 确保租户遵守公司在工程上的相关政策及工作程序（如：消防、建筑装修设计、电力等）。
• Offer technical support to tenant regarding Engineering matter. 为租户工程方面事宜提供必要的技术支持。
