COMMERCIAL CONSTRUCTION ESTIMATOR

Volution Development Group is seeking a detail-oriented and experienced Commercial Construction Estimator to prepare accurate and competitive cost estimates for commercial construction projects. This role is ideal for an analytical professional with strong construction knowledge who can review plans and specifications, perform detailed quantity takeoffs, coordinate subcontractor pricing, and develop comprehensive project budgets.

The Estimator will work closely with company leadership, Project Managers, and subcontractors to ensure accurate project pricing, competitive proposals, and successful project planning.

Key Responsibilities

Estimating & Cost Analysis

• Prepare detailed cost estimates for commercial construction projects.
• Review architectural, structural, mechanical, electrical, plumbing, and civil construction drawings.
• Perform accurate material quantity takeoffs and labor cost calculations.
• Develop comprehensive project budgets covering labor, materials, equipment, subcontractors, and general conditions.
• Evaluate project requirements and identify potential cost risks.
• Ensure estimates are accurate, competitive, and aligned with company profitability goals.

Bid Preparation & Proposal Development

• Prepare and organize competitive construction bids and proposals.
• Review bid documents, specifications, and scope requirements.
• Develop detailed scopes of work for subcontractor pricing.
• Identify scope gaps, exclusions, and potential change order opportunities.
• Coordinate with company leadership to establish pricing strategies.
• Ensure bids are submitted accurately and within required deadlines.

Subcontractor & Vendor Coordination

• Solicit and review subcontractor and supplier quotations.
• Develop and maintain relationships with qualified subcontractors and vendors.
• Compare bids and evaluate pricing, scope coverage, and qualifications.
• Negotiate subcontractor pricing to achieve competitive project costs.
• Maintain an organized database of subcontractor pricing and historical costs.
• Identify opportunities for value engineering and cost savings.

Preconstruction & Project Coordination

• Collaborate with Project Managers and operations teams during preconstruction.
• Participate in site visits, pre-bid meetings, and project planning discussions.
• Identify constructability concerns and potential project risks.
• Assist with preliminary project schedules and logistics planning.
• Support the transition of awarded projects from estimating to operations.
• Provide clear estimate breakdowns and project budget documentation to management teams.

Budget Management & Cost Control

• Analyze historical project costs to improve future estimating accuracy.
• Review actual project costs against original estimates.
• Identify pricing trends and opportunities to improve estimating procedures.
• Assist with change order pricing and additional work estimates.
• Maintain accurate estimating records and supporting documentation.
• Continuously improve estimating processes to increase efficiency and profitability.

Qualifications

• Minimum 3+ years of experience in commercial construction estimating preferred.
• Strong understanding of commercial construction methods, materials, and sequencing.
• Ability to read and interpret architectural, structural, and MEP construction drawings.
• Experience performing quantity takeoffs and preparing detailed cost estimates.
• Knowledge of subcontractor bidding, scope development, and construction pricing.
• Strong analytical, organizational, and problem-solving skills.
• Excellent attention to detail and ability to meet deadlines.
• Experience with Bluebeam, PlanSwift, or similar estimating software preferred.
• Experience with Buildertrend preferred.
• Proficient in Microsoft Excel and Microsoft Office.
• Ability to manage multiple bids and deadlines simultaneously.
• Bachelor’s degree in Construction Management, Engineering, or related field preferred.
• Valid driver’s license and reliable transportation required.
